Client Need: Structural repairs, waterproofing, and energy efficiency improvements in a deteriorating crawl space.
Scope of Work: Replacement of seven rusted Lally columns, creation of a new crawl space entrance, installation of a drainage and sump pump system, membrane sealing, and ceiling insulation.

The project demanded a multi-step process involving foundation reinforcement, water management, and thermal insulation.

Step 1: Structural Repairs – Lally Column Replacement

The crawl space contained seven rusted and damaged Lally columns, which posed a serious structural risk.

Our Solution:

  • Provided temporary structural support to floor joists.

  • Removed and disposed of the damaged Lally columns.

  • Excavated and installed new 12″W x 12″L x 16″D rebar-reinforced concrete footings.

  • Allowed proper curing time (48+ hours) before proceeding.

  • Installed new 4″ diameter concrete-filled steel Lally columns equipped with top and base plates for maximum stability.

  • All columns were factory primed with rust-inhibitive paint, ensuring long-term durability.

Step 2: Creating a New Crawl Space Entrance

To provide safe access to the crawl space, we constructed a new entry point.

Process Highlights:

  • Provided temporary structural support to the foundation wall and sill plate.

  • Used diamond blades to cut the crawl space foundation wall.

  • Installed steel plates and structural reinforcement at the new entry point.

  • Finished the task by installing a secure access door.

Step 3: Water Management – Drainage and Sump Pump Installation

We implemented a complete drainage and sump system to combat existing and future water issues.

Executed Tasks:

  • Excavated perimeter and dual center trenches in the crawl space.

  • Installed perforated PVC drain pipes on a 2″ gravel bed, wrapped with soil separators.

  • Connected pipes to a newly installed sump pump basin.

  • Installed a duplex sump pump system, offering dual-pump redundancy with separate power cables.

Step 4: Crawl Space Encapsulation

To create a clean, dry, and energy-efficient environment, Zavza Seal carried out a full encapsulation.

Materials and Methods:

  • Covered dirt floor and walls with a 20-mil crawl space membrane, leaving a 3″ termite inspection gap at the top.

  • Anchored the membrane to the foundation wall to ensure long-term adherence.

  • Installed 10M Heavy Duty Reflective Insulation (R-value 18) between joists across the ceiling using Premium Foam Core Radiant Barrier.
