Project Overview

Zavza Seal was contacted to assess and repair a damaged exterior facade on the right side of a Brooklyn property, spanning approximately 3 feet wide from the ground level up to the roofline adjacent to a neighboring structure.

Our initial inspection revealed significant water damage and structural instability affecting the old cinder block siding and existing stucco facade.

Problem Analysis

The damage originated from a 3-inch opening created after sealants and lumber between the two adjacent properties were removed. This gap allowed uncontrolled water infiltration, which led to:

  • Water damage to the cinder block siding 
  • Detachment of the old siding from the substrate 
  • Movement and instability in the stucco facade, which had been fastened to the now-loose cinder wood siding 

These issues posed not only cosmetic concerns, but also potential structural hazards if left unaddressed.

Our Facade Repair Solution

To restore structural integrity and waterproof the affected area, we implemented a strategic multi-step repair plan:

1. Facade Cutting and Removal

  • Using concrete blades, we cut a 3- to 4-inch-wide vertical strip along the entire height of the affected area. 
  • This incision cut through both the stucco facade and the damaged cinder wood siding, allowing us to access the compromised structure underneath. 

2. Waterproofing and Structural Framing

  • We prepared a 2×4 lumber piece and applied a liquid membrane waterproofing layer. 
  • The lumber was securely fastened to the existing wood beam behind the substrate, restoring a reliable moisture barrier between the two properties. 

3. Reinforcement with Structural Screws

  • Using diamond bits, we drilled evenly spaced holes across the subject area. 
  • We then drove structural screws through the stucco and cinder wood siding, anchoring them firmly into the building envelope to reestablish facade support and stability.

Results

  • The loose and damaged facade was fully stabilized. 
  • The water infiltration issue was resolved, preventing further structural degradation. 
  • The property’s exterior was restored to a safe, structurally sound, and waterproof condition.
