Project Overview

Zavza Seal LLC was contacted for a mold remediation and waterproofing project in a residential basement in Huntington, NY. The issue involved toxic Stachybotrys Chartarum, commonly known as black mold, discovered within the drop ceiling of the basement. Our team was also tasked with sealing and waterproofing the seal plate area along the exterior foundation to prevent future water intrusion and mold regrowth.

Problem Assessment

Our Senior Estimator , a NY State Licensed Mold Abatement Supervisor, identified black mold on both the insulation and wood joists in the basement ceiling. Several ceiling tiles had already been removed by a prior contractor, allowing for clear inspection. Mold visibility raised concerns about indoor air quality, occupant health, and potential hidden contamination.

Mold Remediation Scope

As a certified mold remediation company, Zavza Seal LLC executed the following plan in accordance with New York State regulations:

• Drop Ceiling Tile & Insulation Removal: All ceiling tiles and insulation were safely removed and disposed of per NYS disposal guidelines to fully expose the ceiling joists.
• Disinfection & Sanitization: The entire Subject Area was sprayed with an all-natural, non-toxic disinfectant that eliminates mold and mildew while also deterring rodents.
• Wire Brushing & Surface Cleaning: Areas affected by visible mold were wire-brushed and sanitized thoroughly.
• Encapsulation: Exposed joists and lumber were treated with a water-based fungicidal coating to prevent future mold or fungal growth. This EPA-registered antimicrobial product adds long-term protection.
• Structural Wood Repair: Where mold had penetrated deep into the wood, our teamshaved down the surface or replaced joist sections by sistering with new wood components.
• Plastic Container Cleaning: Any storage containers in the space were cleaned with our natural disinfectant.
• Air Quality Treatment: To ensure safe indoor air, we operated two dehumidifiers and two negative air scrubber machines equipped with H13 HEPA filters for a minimum of 3 days after project completion.

Seal Plate Waterproofing

In addition to interior mold remediation, Zavza Seal addressed the root cause by sealing and waterproofing the exterior seal plate along the East wall.

Our process included:

• Exterior Trench Excavation: A 2-foot-deep trench was dug along 25 feet of the East wall.
• Foundation Surface Prep & Crack Repair: The wall was scarified and repaired using fibermesh and 7,000 PSI Basecrete cement, forming a strong barrier against moisture.
• Liquid Rubber Application: A durable liquid rubber coating was applied to create a flexible, watertight seal.
• Waterproofing Membrane Installation: A high-performance Delta dimpled waterproofing membrane was installed. Its dual-layer HDPE design allows water to flow away from the structure, relieving pressure on the seal plate.
• Backfill & Wall Sealing: The trench was backfilled, and the bottom 3 feet of the exterior wall above the trench was sealed to complete the waterproofing system.
