Client Concern

A homeowner in Long Island contacted Zavza Seal LLC with concerns about persistent water intrusion near their exterior door area. The issue was most noticeable during heavy rains when water appeared to seep into the home through the concrete joint along the door saddle, raising concerns about long-term foundation damage.

Project Scope

  • Primary Goal: Prevent water infiltration through the door saddle and redirect it away from the foundation.

Diagnosis

Our inspection revealed a lack of effective water drainage from the weep holes beneath the door saddle. Additionally, the surrounding concrete was improperly sloped, contributing to water pooling near the foundation. To deliver a long-term solution, we proposed a targeted exterior waterproofing system combined with high-strength concrete repair.


Our Waterproofing Solution

Step 1: Concrete Demolition and Weep Hole Exposure

We demolished and removed approximately 3 linear feet of concrete along the door saddle. This step allowed us to expose the hidden weep holes, which are critical for proper water drainage.

Step 2: Storm Channel Modification

A section of the storm channel was removed to enable precision drilling. We created direct drainage routes from the weep holes through the storm channel using custom-engineered tubes and special construction adhesives.

Step 3: Slope Restoration with Waterproof Mortar

We filled the cavity with high-strength waterproofing mortar to:

  • Rebuild the concrete structure.
  • Create a positive slope that directs water away from the home’s foundation.

Step 4: Concrete Surface Preparation

To the right of the saddle, we scarified the existing concrete surface, ensuring optimal adhesion for the final waterproofing layer.

Step 5: Final Waterproofing Cement Application

To complete the system, we applied 6,000 PSI waterproofing cement over the entire 7-foot Subject Area. This high-performance cement forms a durable, impermeable barrier against moisture intrusion.
