Upon a thorough site inspection conducted by our Senior Estimator, a licensed NY State Mold Abatement Supervisor, we discovered that the root cause of the problem was related to poor drainage and moisture-retaining materials, despite a structurally sound bench underpinning.
The client sought our expertise to deliver a long-term solution for both mold remediation and basement waterproofing, while also addressing pest intrusion due to the existing open drainage system.
Site Analysis & Key Findings
- The basement had previously undergone bench underpinning to gain more height, but cinder blocks (despite their 3,000 PSI strength) were used, which are highly porous and allow moisture intrusion.
- Multiple points of water seepage were detected, primarily through the cinder blocks.
- Active mold growth was present in various areas (confirmed during visual inspection).
- The basement was infested with roaches, attributed to the open drainage system that allowed direct pest access.
Scope of Work Executed
✅ Mold Remediation – EPA Compliant & Safe
Our licensed mold remediation experts followed NY State protocols and strict EPA guidelines to eliminate mold and prevent future growth:
- Sealed and isolated the basement using 6-mil plastic sheeting to contain airborne spores.
- Operated a 550 CFM 3-stage HEPA negative air scrubber for air purification during remediation.
- Wire-brushed, sanded, and ground all visible mold, exposing clean concrete surfaces.
- Applied Shockwave Mold Cleaner—an EPA-registered antimicrobial disinfectant—to all contaminated areas.
- Used fumigation misting for dust suppression and to minimize airborne spores.
- Performed HEPA vacuuming on walls, ceilings, and floors.
- Applied a fungicidal protective encapsulant to treated areas, which resists future fungal and microbial growth.

✅ Basement Waterproofing – Long-Term Drainage Solution
To protect the foundation and prevent further water seepage, Zavza Seal LLC implemented a custom interior drainage system:
- Applied 6,000 PSI waterproofing cement to the bottom 8” of all perimeter walls.
- Removed flooring sections as needed to access key drainage points.
- Cut a trench along the wall-floor perimeter and installed a 1½” perforated pipe drainage system, set on a gravel bed with a soil separator fabric.
- Drilled weep holes using diamond bits in each cinder block below grade to allow water to escape into the new drainage system.
- Connected the entire drainage line to the existing sump pump basin for effective water discharge.
- Trench was sealed with new 4,000 PSI concrete, leveled to match the existing floor.
✅ Pest Mitigation (Roach Infestation) & Drainage System Upgrade
- The open nature of the previous drainage system provided a direct path for roach infestation.
- While implementing the waterproofing system, we initiated exploratory work to determine the feasibility of converting the open system to a fully closed, pest-resistant system.
- Findings and options were reported directly to the homeowner for further action.
✅ Waterproofing Hard-to-Reach Areas
In areas where full system installation was impractical due to space limitations, we used:
- Epoxy and urethane injections via precision-drilled holes in cinder blocks, sealing the interior voids and blocking water infiltration at the source.
