Service Category: Structural Repair & Crawl Space Reinforcement
The Problem: Severe Structural Settling at Bedroom Entrance
A homeowner in Patchogue, NY reached out to Zavza Seal LLC with concerns about a significant slope in the floor near the entrance of their bedroom. Upon inspection, our team identified a 1-inch drop in height just 3 feet away from the wall, a clear indication of substantial and progressive foundation settlement.
Our crawl space inspection revealed a critical structural flaw: an 18-foot-long beam lacked adequate support. This concern was exacerbated by the fact that a load-bearing wall had been added directly above the unsupported beam, which put additional stress on an already compromised structure. If left untreated, the beam could crack or cause further foundation sinking, potentially leading to more extensive damage throughout the home.
The Solution: Beam Reinforcement & Crawl Space Stabilization
To address this serious foundation issue, Zavza Seal’s structural repair team designed a custom reinforcement plan tailored for the home’s layout and the failing crawl space conditions.
Scope of Work Implemented:
- Beam Sistering:
- The existing 18-foot beam was sistered with a new 2×8 structural beam using galvanized bolts for added load-bearing capacity.
- Excavation & Footings Installation:
- Excavated two locations to a depth of 12 inches.
- Installed two 18-inch diameter fiber-laminated sonotubes, with exact placement determined on-site for maximum structural benefit.
- Reinforced each footing with steel rebars for added durability.
- Concrete Foundation Work:
- Poured 4,000 PSI high-strength concrete into the sonotubes, with the footing protruding 6 inches above grade for long-term performance.
- Steel Column Installation:
- Installed two 4-inch diameter, concrete-filled steel columns with top and bottom steel plates.
- These columns now provide reliable vertical support for the structural beam.
- Phase Jacking Process:
- Our crew gradually raised the sistered beam using phase jacking techniques, preventing any sudden movements that could compromise other structural elements.
- At each lift phase, steel plates were added to maintain the lift incrementally and safely.
Important Notes to the Homeowner:
- Cracking in sheetrock above the lifted areas is common and expected due to the shift in support; however, this is cosmetic and not structural.
- Full height restoration may not be entirely possible due to the gradual nature of the long-term settling, but our team worked diligently to regain as much elevation as structurally feasible.
- The jacking schedule was extended over time to prevent shock to the existing frame, following best practices in structural realignment.
Results & Client Satisfaction
This structural repair in Patchogue, NY successfully restored stability to the bedroom area and prevented further settling. The beam is now properly reinforced, supported by a robust combination of footings, concrete-filled steel columns, and phase jacking, ensuring the longevity of the home’s foundation system.
