Case Study: Foundation Crack Repair in Deer Park, NY
Foundation crack repair in progress in Deer Park, NY.

Overview

Our team at Zavza Seal was called to a residential property in Deer Park, NY where the homeowner noticed multiple cracks in the foundation walls and basement staircase area. These cracks raised concerns about water infiltration, structural integrity, and overall safety of the home. Our experts conducted a thorough inspection and designed a targeted solution to repair and reinforce the affected areas.

The Problem

The property presented three distinct problem areas:

Subject Area A: Exterior Foundation Wall Cracks

The homeowner reported three exterior foundation wall cracks that were visible from the outside. These cracks not only allowed water seepage during heavy rain but also compromised the waterproofing of the foundation. Left untreated, these could have led to more serious damage.

Subject Area B: Interior Structural Cracks

Inside the basement, we identified two structural cracks on the interior walls. These cracks showed signs of stress and potential for further widening if not addressed promptly.

Subject Area C: Basement Staircase Cracks and Separation

The basement staircase walls had extensive cracking:

  • 6 linear feet horizontal crack on one wall
  • 4 linear feet horizontal crack on another wall
  • 4 linear feet of vertical separation

This area was particularly concerning because the separation of the wall sections posed a clear structural risk. It required not just sealing but also reinforcement to restore integrity.

The Solution

Our team implemented a multi-step repair plan to fully resolve all foundation and basement issues.

Repair of Subject Area A: Exterior Foundation Wall Cracks

We began by addressing the three exterior cracks using a proven waterproofing and reinforcement method:

  • Chased and ground the cracks to prepare a clean surface.
  • Applied a first layer of 7,050 PSI waterproofing cement for initial sealing.
  • Installed a 4.5 oz reinforced fiberglass mesh over the wet cement to add durability and strength.
  • Applied a second layer of 7,050 PSI waterproofing cement to fully encapsulate and seal the area.

This process restored the waterproofing barrier and strengthened the exterior walls against further damage.

Repair of Subject Area B: Interior Structural Cracks

We applied the same method used in Subject Area A to the two interior cracks, ensuring the interior walls received the same level of waterproofing and structural reinforcement.

Repair of Subject Area C: Basement Staircase Cracks and Separation

The basement staircase required a more specialized approach:

  • Chased and ground all cracks to remove loose material and prepare for repair.
  • For the 4 linear feet of vertical separation, we cut deep perpendicular slots across the structural crack every 12 inches.
  • Filled these slots with high-strength structural epoxy.
  • Installed non-corrosive carbon stitches into the epoxy-filled slots. Each stitch added significant tensile strength to prevent future separation.
  • Drilled injection access ports every 6 inches using diamond bits to facilitate proper epoxy penetration.
  • Applied reinforced fiberglass mesh sandwiched between two layers of 7,000 PSI waterproofing cement, with adhesives and sealants as needed to ensure a complete repair.

This comprehensive process restored both the strength and integrity of the staircase walls, ensuring long-term stability.
