Problem
A homeowner in Huntington, NY contacted Zavza Seal LLC due to multiple structural and water intrusion concerns in their property.
- The basement foundation wall and floor joint, spanning approximately 28 linear feet, showed significant damage, with loose materials, sunken sections, and structural weaknesses.
- The adjacent concrete floor area near the foundation wall (approximately 19’ x 11’) had numerous cracks, including about 20 linear feet of structural cracks that threatened the integrity of the floor.
- The entrance area of the property suffered from poor water drainage, causing water to pool near the entrance and sidewalk, increasing the risk of surface deterioration and water seepage into the foundation.
The client needed a solution that addressed both the structural stability of the basement and improved site drainage to protect the foundation and entrance area from future water damage.
Solution
The Zavza Seal team designed and executed a comprehensive plan to restore the structural integrity of the basement and upgrade the property’s drainage system to prevent future problems.
Basement Foundation Wall and Floor Joint Repair
- We used diamond blades to grind and clean the wall and floor joint, removing all loose material and exposing bare concrete.
- In the sunken 10-foot section, we cut deep slots vertically up the wall and 4 inches into the slab every 12 inches.
- The slots were filled with structural epoxy, and we installed non-corrosive carbon stitches in the slots for reinforcement. Each stitch adds up to 6,500 pounds of structural integrity.
- We then joined the concrete floor and foundation wall using a 4.5 oz reinforced fiberglass mesh, sandwiched between two layers of Basecrete for a durable waterproof finish.
Concrete Floor Crack Repair
- For structural cracks, we cut deep slots perpendicular to the cracks every 12 inches, filled them with structural epoxy, and added carbon stitches for strength.
- For all cracks, we installed fiberglass mesh reinforced by two layers of 7,000 PSI waterproofing cement, completing a seamless and resilient repair.
Entrance and Exterior Drainage Improvements
Entrance Area
- We cut the asphalt and excavated a trench 10 feet long and 8 inches deep near the curb.
- A storm channel was installed, ensuring the top of the channel sat slightly below the asphalt level for proper water capture.
- We backfilled and installed a new cold asphalt patch to match the surrounding surface.
- We removed and disposed of three damaged concrete flags in front of the entrance, excavated, and established forms with compacted gravel.
- Finally, we poured three new wire-reinforced, non-skid broom finish concrete flags on a gravel base, restoring the entrance’s durability and appearance.
Trench from Entrance to Sidewalk
- We extended the trench from the storm channel through soil toward the sidewalk, installing a 4-inch sloped pipe leading water to the dry wells.
- We backfilled and patched the trench area with cold asphalt and soil to restore the surface.
Dry Wells
- Two 50-gallon underground dry well tanks were installed on a 6-inch gravel bed.
- One tank was equipped with a pop-up release to handle extraordinary water volumes, ensuring excess water is managed effectively.
Result
The homeowner in Huntington now has a structurally sound basement and an upgraded drainage system that protects the foundation and entrance from water damage. The structural carbon stitches, epoxy filling, and reinforced waterproofing restored integrity to the wall and floor joints and cracks.
