Homeowner Mixalis Pikramenos of Astoria, NY, contacted Zavza Seal LLC regarding the lack of insulation in the attic of his two-family home. Following recent ceiling work, the attic—accessible only through a second-floor bathroom skylight—was left uninsulated, leading to energy loss, temperature imbalances, and poor sound control.

Initial Evaluation

On March 21, 2025, our team performed a site visit and confirmed that no insulation was present in the 720 sq. ft. attic. Given the unusual access point, we proposed a minimally invasive solution to install high-performance insulation without major disruption to finished interiors.

Scope of Work

Zavza Seal LLC implemented the following steps to ensure proper insulation with minimal impact to the home:

• Skylight Wall Access Creation
  A 24″ x 24″ section of sheetrock in the bathroom skylight was carefully removed to create access for the insulation blower hose.
  
• Blow-In Cellulose Insulation
  We installed dense-packed cellulose insulation across the entire attic area, achieving an R-value of 48 for optimal thermal performance. This environmentally friendly material is:
  
• Class 1 fire-rated
• Moisture and water-resistant
• Highly sound absorbent
• Gold Certified for healthy indoor environment

• Access Point Closure
  Once the insulation was installed, our team patched, taped, and compounded the access area to prepare it for finishing.

Note: Sanding and painting were not included in the base estimate but were offered as an optional service.

Optional Finishing Work

The homeowner opted to include sanding and painting of the patched area. Paint was supplied by the client. Zavza Seal returned once the compound dried to complete the finishing work.
