Case Study: Below-Grade and Above-Grade Waterproofing Project in Ronkonkoma, NY
Worker laying the waterproofing membrane sheet for below-grade waterproofing in Ronkonkoma, NY

The Problem

A homeowner in Ronkonkoma, NY, reached out to Zavza Seal LLC after experiencing persistent water infiltration in their basement. The issue was especially severe during heavy rainstorms, with water visibly seeping through the stone foundation wall both below and above grade. Over time, the excess moisture not only damaged the basement interior but also posed risks to the structural integrity of the foundation. The homeowner also noted deterioration in the mortar joints of the above-grade stone wall, which contributed to water penetration.

The client sought a comprehensive and long-lasting solution that addressed both the below-grade water intrusion and the compromised above-grade masonry.

The Solution

Our team at Zavza Seal LLC developed and implemented a two-part waterproofing and restoration plan to resolve the issue effectively.

Below-Grade Waterproofing

We began by excavating along the affected section of the foundation wall down to the footing to fully expose the problem areas. The steps we took included:

  • Waterproofing the wall below grade by applying a high-quality liquid rubber membrane, which created a seamless barrier against moisture infiltration.
  • Treating the top of the footing with the same waterproofing membrane to ensure a fully sealed system.
  • Installing a pressure relief system beside the footing. This involved laying a 4-inch perforated drainage pipe completely surrounded by gravel to facilitate efficient water collection.
  • Connecting the perforated drainage pipe to a drywell, channeling water away from the foundation and preventing it from pooling near the structure.
  • Backfilling the excavated area with gravel to promote drainage and further minimize hydrostatic pressure on the foundation wall.

Above-Grade Masonry Repair

For the above-grade stone wall, our team:

  • Carefully repointed the stone wall, replacing deteriorated mortar joints with fresh, durable mortar to restore structural stability and aesthetics.
  • Applied a professional-grade stone sealer to the wall surface, protecting it against future water penetration and environmental wear.

The Result

By addressing both below-grade and above-grade vulnerabilities, we delivered a robust, long-term waterproofing solution. The homeowner in Ronkonkoma now enjoys a dry and secure basement, while the repointed and sealed stone wall enhances both the durability and appearance of their property.

This project demonstrates how Zavza Seal LLC combines technical expertise and quality materials to resolve even the most complex waterproofing challenges.
