Project Overview
Zavza Seal was contracted by a homeowner in Manorville, NY to improve the energy efficiency, indoor comfort, and air quality of a home with aging insulation and water intrusion issues. The project focused on two major areas: the crawlspace (approx. 1,250 sq.ft) and the exterior walls (also approx. 1,250 sq.ft).
The homeowner’s primary concerns included poor insulation, recurring moisture problems, and the potential for mold growth. This project involved complete removal and replacement of existing materials with high-performance, eco-friendly insulation solutions.
The Problem
Over time, the home’s existing insulation had become compromised. The crawlspace insulation was deteriorated and contaminated, which raised concerns about energy loss, rodent activity, and possible mold growth. In addition, the exterior walls had minimal insulation, causing drafts and poor temperature regulation throughout the home.
Key issues included:
- Damaged and outdated insulation in the crawlspace
- Potential mold and mildew on exposed crawlspace surfaces
- Lack of vapor control in subfloor areas
- Inadequate insulation within the exterior wall cavities
- Increased energy bills and reduced indoor comfort
Zavza Seal’s Solution
To address these challenges, the Zavza Seal team executed a comprehensive two-part insulation upgrade using high-performance, environmentally friendly materials.
Crawlspace Insulation (Approx. 1,250 sq.ft)
- Old Insulation Removal
- Removed and disposed of all existing insulation that was no longer effective.

- Disinfection and Mold Prevention
- Sprayed all exposed ceiling surfaces with an all-natural disinfectant proven to remove mold and mildew while repelling rodents.
- The spray is non-irritating, odorless, non-flammable, and carries the lowest EPA toxicity rating.

- Vapor Barrier Installation
- Installed a continuous vapor barrier across the entire ceiling to control moisture levels and protect the new insulation.

- Blown-In Cellulose Insulation (R32)
- Filled all cavities between joists with blown-in cellulose insulation rated R32 for maximum thermal efficiency.
- The insulation is fire-resistant (Class 1 fire rating), water-repellent, and highly sound-absorbent.

Exterior Wall Insulation (Approx. 1,250 sq.ft)
- Vinyl Siding Removal and Access Preparation
- Carefully removed vinyl siding sections to expose the structural substrate of the exterior walls.

- Blown-In Dense Pack Cellulose Insulation (R21)
- Cut access ports in the plywood as needed and densely packed each wall cavity with blown-in cellulose insulation, achieving an R-value of 21.

- Wall Restoration
- After insulation, all access ports were properly sealed and the siding was restored to its original condition.

By the end of the project, the home in Manorville benefited from:
