The Problem
In April 2024, a homeowner in Brooklyn contacted Zavza Seal LLC with concerns about chronic moisture issues and deteriorating interior finishes in a basement with a 25-linear-foot rubble stone foundation wall. The area in question stretched from the northwest corner along the west foundation wall. Water intrusion and structural degradation were becoming more pronounced over time, creating the risk of long-term damage, indoor mold growth, and compromised foundation integrity.
A site visit was conducted on April 30, 2024, by two of Zavza Seal’s experienced project managers. After a detailed assessment, it became clear that both structural repair and advanced waterproofing were needed to restore the foundation and prevent future water damage.
The Solution
Zavza Seal LLC proposed a comprehensive solution combining demolition, drainage installation, foundation strengthening, and high-performance waterproofing. The steps below outline our revised scope of work tailored specifically for this rubble stone foundation wall repair in Brooklyn:
1. Interior Wall Demolition
We removed the entire sheetrock wall, framing studs, and framing plates to fully expose the damaged rubble stone foundation. This allowed us to access the underlying issue and perform a precise, long-lasting repair.
2. French Drain System Installation
A 4-inch perforated PVC pipe was installed over a deep gravel bed, forming the foundation of the new french drain system. To prevent clogging, a soil separator was placed over the drainage pipe, ensuring longevity and efficient water flow.
3. Sump Pump System Setup
We connected the new french drain system to a newly installed sump pump basin. After evaluating the best location, our team installed a duplex sump pump system, offering backup redundancy and improved capacity during heavy rains. A through-wall discharge pipe was added to connect the pump to the property’s waste line.
Note: The electrical connection for the new pump was provided by the homeowner via an existing outlet.
4. Foundation Surface Preparation
To ensure a stable and clean foundation surface, our technicians ground and chipped away all weak and deteriorated sections of the rubble stone wall. This crucial step eliminated the risk of debris interfering with the waterproofing system and helped maintain consistent water flow.
5. Surface Reinforcement
We applied hydraulic cement and high-strength grout rated at 5,500 PSI in areas where sand or soil could compromise the foundation. These materials added resilience to the wall, significantly improving its structural integrity and long-term durability.
6. Waterproofing Membrane Installation
Our team installed a Delta-brand high-performance, heavy-duty dimpled waterproofing membrane, which was mechanically secured to the foundation wall. This state-of-the-art barrier was tagged directly into the french drain system, allowing water to travel unimpeded to the sump pump basin.
We recommended that the homeowner leave the membrane exposed for at least one or two heavy rains to observe and address any remaining points of penetration before reinstalling interior finishes.

Outcome
This comprehensive approach transformed the foundation from a deteriorating, water-damaged structure into a reinforced and highly efficient waterproofed system. The homeowner now benefits from:
- A dry and protected basement
- A 30-year warranty on foundation work due to the upgraded strength and integrity
- Reduced risk of mold, water intrusion, and structural failure
- Increased property value and peace of mind
The project was completed on time and in full compliance with all structural and waterproofing standards.
