The Problem

A homeowner in Syosset contacted Zavza Seal LLC to address persistent water intrusion and visible mold growth in their basement. The issue was centered around the basement staircase on the south side of the house, with additional signs of mold in the corner of the basement foundation wall.

There were three primary areas of concern:

  • Area 1: Water penetration along the side foundation wall
  • Area 2: Water seepage through the door frame
  • Area 3: Poor drainage at the bottom of the basement stairs, where standing water was accumulating in the concrete basin

Additionally, our licensed mold abatement supervisor identified active mold contamination on plywood and concrete surfaces. The presence of mold posed serious health concerns and was traced back to a structural crack behind the plywood, likely the main source of prolonged moisture infiltration.


The Solution

Zavza Seal LLC proposed a two-part plan that involved exploratory investigation to pinpoint all moisture sources, followed by mold remediation and structural waterproofing to ensure long-term protection and safety.


Step 1: Exploratory Waterproofing Investigation

Area 1: Foundation Wall Water Test

Our team performed a water test to locate the exact penetration point in the foundation wall. This allowed us to recommend a targeted repair plan.

Area 2: Door Frame Inspection

We examined the door frame for possible joint failure or improper sealing. The inspection enabled us to develop a solution to eliminate water seepage at the entry point.

Area 3: Drainage Assessment

The concrete basin at the stair landing was filled with standing water. We brought a sump pump and a utility pump to remove the water. Once drained, we tested for functionality. We suspected either a non-working sump pump or clogged pipes. A scope of work was proposed based on the findings.


Step 2: Mold Remediation and Structural Crack Repair

Our licensed mold remediation team followed strict New York State protocols to remove all contaminated materials and restore indoor air quality.

1. Safety Setup and Containment

  • The area was isolated using 6 mil plastic sheeting
  • A 3-stage HEPA air scrubber (550 CFM) was installed to prevent mold spore spread
  • Technicians wore disposable protective suits, gloves, and goggles

2. Cleaning and Demolition

  • All items were removed and cleaned
  • Contaminated plywood was safely cut and bagged. Bags were sanitized before removal
  • Fumigation mist was sprayed to suppress airborne spores

3. Mold Removal and Surface Treatment

  • Wire brushing and knot wire cup brushes were used to remove mold from concrete surfaces
  • In areas with severe contamination, diamond blade grinding was used
  • Surfaces were sanitized using EPA-approved disinfectants
  • A second cleaning with Shockwave Mold Cleaner was performed as needed
  • All surfaces were HEPA vacuumed, including floors, ceilings, and walls

4. Encapsulation and Fungicidal Coating

  • Surfaces were encapsulated with a water-based fungicidal protective coating containing EPA-registered antimicrobials to prevent future growth

Step 3: Structural Crack Repair and Waterproofing

Once mold removal was complete and the crack was exposed, we performed the following:

  • Steel-brushed the crack to remove debris
  • Drilled injection ports every 6 inches using diamond bits
  • Injected epoxy and urethane formulations into the crack to seal and reinforce it
  • Applied a base layer of 6,000 PSI waterproofing cement
  • Installed 4.5 oz reinforced fiber mesh while the cement was still wet
  • Applied a second layer of waterproofing cement over the mesh to complete

Outcome

After completion, the basement was left dry, clean, and visibly free of contamination. The client was provided with a detailed report explaining the problem, the work done, and a 40-year warranty on waterproofing.

This project not only eliminated active mold growth but also strengthened the foundation, resolved water intrusion issues, and improved the safety and air quality of the entire home.
