Problem: The concrete slab at the location was mistakenly painted with acrylic paint, which is always destined to fail and damage the concrete.
Solution:
Work Area A: Painted Concrete Slab (Approx. 32′ x 14′)
- The Zavza Seal team started by removing and disposing of the baseboard moldings. It was the first step to ensuring the area was prepared for the work ahead.
- We then proceeded to grind the subject area to remove the paint, loose, and foreign materials. This was to expose the bare concrete for the repair process. However, the acrylic paint became liquidy and created a mess when grinded, causing us to have to do large sections manually with paint scrapers.
- Due to the paint being applied deep into cracks and damaged areas, we also had to use a mini-jackhammer to remove the deep sections of the painted cavities. This was to guarantee that any materials applied wouldn’t fail within 1 to 3 years as they would if applied on paint.
- After the grinding and jackhammering, we repaired all the cracks and damaged concrete with high PSI polymer-modified waterproofing cement and/or structural epoxy. The choice between the two depended on the extent of the damage and the width of the cracks.
- To ensure a clean working environment, we cleaned and vacuumed the area thoroughly after the repairs.
- The final step involved applying a grey polymer-modified 4,500 PSI concrete resurfacer to cover the entire Subject Area. This completed the repair and restoration of the concrete slab, bringing it back to its original, strong state.
Our professional and experienced team commenced work on Monday, 4/21/25. The implementation of the scope of work lasted for 3 days, and despite encountering a few problems, we were able to complete the project efficiently and satisfactorily.
