Problem:
The homeowner was experiencing moisture issues originating from the south-west corner of the house, specifically in the area before a later extension. Water infiltration near this section was suspected to be caused by poor drainage and compromised foundation waterproofing. Cracks and deterioration in the existing foundation wall had allowed water to seep in, creating long-term risks for structural damage and interior water issues.
Solution:
Work Area A: South-West Corner of the House (Approx. 7 linear feet)
We began by excavating the exterior of the foundation wall along the affected 7 linear feet down to the bottom of the footing. Once the foundation wall was fully exposed, we cleaned the entire surface using steel brushes to prepare it for repair and waterproofing.
We inspected the wall and repaired any cracks and defective areas using a 4.5 oz reinforced fibermesh combined with waterproofing cement. This method provided both strength and flexibility to resist future cracking and moisture intrusion.
To fully seal the foundation, we applied a layer of liquid waterproofing rubber over the entire foundation wall and footing. This high-performance rubberized coating ensures long-lasting protection against water penetration.
For drainage, we installed a 4-inch perforated PVC pressure relief pipe along the side of the footing. The pipe was surrounded by clean gravel and wrapped in filter fabric to prevent clogging and allow groundwater to flow away from the foundation effectively.
After all waterproofing and drainage components were installed and inspected, we backfilled the excavation to restore the ground to its original grade level.
