Problem:
A homeowner in Huntington, NY was dealing with water intrusion from two structural cracks located in the laundry area, TV room, and next to the sewer line. During heavy rainfall, water seeped into the basement, creating a risk of mold growth, efflorescence buildup, and long-term structural deterioration. The cracks, combined with a compromised cove joint at the base of the foundation wall, required immediate attention to prevent further damage and protect the integrity of the home.
Solution:
Our team at Zavza Seal carried out a detailed crack repair and waterproofing process to eliminate water penetration and restore the basement’s structural integrity.
Work Area 1: TV Room
- Removed the baseboard and, where required, the drywall studs and baseplate to fully expose the cove joint at the base of the foundation wall.
- Chased and ground the subject area with a diamond blade to remove efflorescence, dirt, and mold, ensuring the surface was clean and ready for repair.
- Drilled targeted points in the crack for precise injection.
- Injected urethane and epoxy formulations into the penetration points to seal active leaks and reinforce the foundation.
- Applied a strip of mesh-reinforced Basecrete waterproof cement over the injected crack, troweling it to a neat and smooth finish.
- Extended the reinforced Basecrete six inches on each side of the crack at the floor cove joint to ensure long-term waterproofing.
Work Area 2: Laundry and Sewer Line Area
- Followed the same preparation and injection process, including cleaning, drilling, sealing with urethane and epoxy, and reinforcing with mesh-reinforced Basecrete.
- Ensured all repaired areas were sealed to prevent future water intrusion.
Note: The replacement of the baseboard in the TV room was to be completed by the homeowner at no cost to Zavza Seal.
Outcome:
The completed repairs stopped water intrusion in both affected areas and provided a long-lasting waterproof seal for the structural cracks. By combining urethane and epoxy injections with mesh-reinforced Basecrete, the solution addressed both immediate leaks and future water pressure challenges. The homeowner can now enjoy a dry, secure basement free from the risk of mold, structural damage, or recurring leaks.
