Naka Tech reached out to Zavza Seal LLC after noticing concerning structural damage around their exterior brick wall, interior cinder block wall, and garage door framing. The damage posed risks not only to the building’s long-term durability but also to day-to-day operational safety.
Project Summary
Zavza Seal developed and executed a multi-faceted structural repair plan that addressed all damaged areas with industrial-grade materials and techniques. The project focused on restoring integrity to critical wall sections while extending the life of the garage entry system.
Scope of Work
1. Exterior Brick Wall Repair
The team began by reinforcing the affected structure and carefully removing all deteriorated bricks.
- Damaged bricks were replaced with new ones closely matching the originals.
- The wall was then repointed using mortar selected to visually and functionally align with the existing structure.
Note: While an exact brick/mortar match could not be guaranteed due to material availability, the end result was aesthetically cohesive and structurally sound.
2. Interior Cinder Block Wall – Crack Reinforcement
This wall had multiple structural cracks needing specialized repair. Zavza Seal’s process included:
- Removing and replacing weakened sections with new cinder blocks or high-strength mortar.
- Cutting perpendicular slots along cracks every 6 inches to allow for reinforcement.
- Injecting structural epoxy into the slots.
- Installing carbon fiber stitches into the epoxy. Each stitch holds up to 6,500 lbs of tensile force, which helps:
- Prevent future crack widening
- Restore tensile strength
- Re-establish wall compression
To finish, Zavza Seal applied two layers of Sika 107 waterproofing cement with 4.5 oz reinforced fibermesh sandwiched in between, sealing the repairs against moisture infiltration.
3. Garage Door Framing Replacement
The garage door support structure had begun to fail, posing both safety and functional concerns.
- The team removed and set aside the existing garage door assembly.
- Installed new pressure-treated wood frames (2″x6″x12′), securely anchored to the cinder block wall.
- Reinstalled the garage door assembly into its original location, ensuring full operability and structural reliability.
