Foundation Repair and Dormer Roof Leak Restoration in Roslyn, NY: Full Underpinning and Waterproofing Solutions
A contractor laying out the footing in the foundation

Town/Neighborhood: Roslyn
Borough/County: Nassau County
Construction Type: Residential
Category: Foundation Repair, Foundation Wall Restoration

Problem:

The General Contractor excavated the basement floor to increase ceiling height, but this aggressive excavation led to severe foundation damage. Several sections of the foundation walls completely collapsed, while the remaining portions were left unstable and in urgent need of underpinning. The integrity of the entire structure was at risk, requiring immediate intervention to prevent further collapse and destruction of the home.

Additionally, the homeowner reported an active roof leak at the valley joint of the front dormer. Previous repair attempts failed to address the issue due to improper waterproofing methods, allowing water to continue seeping into the structure.

Solution:

Work Area A: Collapsed Section of the Damaged Beyond Repair Wall (approx. 22 linear feet)

Our team began by carefully demolishing and removing the damaged sections of the foundation walls. The demolition process was conducted in phases with proper shoring to ensure the stability of the 1st and 2nd floors, as well as the adjacent concrete walkway.

We then installed a new 24-inch deep by 18-inch wide reinforced concrete footing, executing the work in phases to maintain constant structural support. Following the footing installation, we constructed a new waterproof cinder block foundation wall. Since there was no exterior access below grade, we utilized our proprietary waterproofing technique to ensure a fully sealed and protected foundation wall.

Work Area B: Entire Perimeter Excluding Work Area A (approx. 94 linear feet)

For the remaining foundation perimeter, we excavated deep enough to accommodate formwork installation. The soil was compacted thoroughly, and #5 rebar was installed every 15 inches, driven 5 feet into the ground to act as piles for additional support.

We also placed continuous horizontal reinforcement with #5 rebars throughout the full length of the footing. A new reinforced concrete footing, measuring 24 inches deep by 18 inches wide, was formed and poured. The work was carefully staggered in phases to avoid compromising the house’s structural integrity. We completed this section by pouring 4,000 PSI concrete for long-term durability.

Dormer Roof Leak Repair; Subject Area: Front Dormer Roof Valley Joint

To resolve the roof leak, we cleaned out the entire valley joint, starting from the ridge at the top of the roof peak down to the window level. The repair extended across approximately 8 linear feet of the horizontal joint beneath the window.

We pumped in new high-performance sealant throughout the entire joint to create a watertight seal. The sealant was tooled off to ensure a neat and smooth finish. Any stucco finish disturbed during this process was patched and touched up to seamlessly match the existing texture and appearance. To finalize the repair, a color-matched sealant was applied to blend perfectly with the surrounding roof and wall colors.
