Problem

Our client in Brooklyn, NY, contacted Zavza Seal LLC to resolve two critical issues affecting their home: deteriorated terrace edge flashing and water penetration at the first floor extension’s back south-east corner.

The terrace problem stemmed from compromised rubber flashing that had suffered extensive UV damage over time. Additionally, the terrace had an improper pitch, causing water to pool in certain areas and accelerate deterioration of the roof line.

The first floor extension problem involved water infiltration at the south-east corner. The source appeared to be behind the steel channel attached to the foundation wall, which also secured the gutter. Rust, poor waterproofing design, and worn materials contributed to ongoing leakage concerns.

The homeowner needed a solution that would not only repair the existing damage but also prevent future water penetration and structural deterioration.


Solution

Terrace Edge Repair and Pitch Correction (Approx. 18 LF)

To address the terrace deterioration and improve water drainage, our team implemented the following steps:

  • Removal of Damaged Materials: We removed the compromised rubber flashing.
  • Surface Preparation: All residue was ground down and removed to expose the bare substrate.
  • Pitch Correction: We used high-strength mortar mix to create a proper slope, allowing water to drain effectively toward the gutter instead of pooling.
  • Reinforced Waterproofing: A 4.5 oz reinforced fiber mesh was installed, sandwiched between two layers of 6,500 PSI waterproofing cement along the entire subject area for long-term protection.

First Floor Extension Back South-East Corner Waterproofing

To eliminate water penetration at the foundation wall and gutter connection, we carried out the following:

  • Gutter and Downspout Removal: The gutter and downspout were carefully removed and set aside for reinstallation.
  • Steel Channel Removal: The rusted steel channel was cut, removed, and disposed of. The existing design was inspected to ensure it was suitable for waterproofing integration.
  • Channel Replacement: If the original design was suitable, we sent it to our ironworks team for fabrication of a new 18 LF steel channel. If modifications were needed, we adjusted the design accordingly.
  • Waterproofing Before Installation: While awaiting the new channel, we waterproofed the area behind it by:
  1. Grinding to remove loose and foreign materials, exposing the bare cinder block surface.
  2. Applying reinforced 4.5 oz fiber mesh where needed.
  3. Applying two layers of 6,000 PSI waterproofing cement to seal the area.
  • Final Installation: Once cured, the new steel channel was installed, and all points of contact between the channel and the wall were waterproofed. The gutter and downspout were then reinstalled to complete the project.

Results

Following completion, the terrace now drains efficiently without pooling, and the waterproofing cement ensures the structure is well protected from UV damage and weather exposure. The first floor extension’s south-east corner is now fully sealed, with a new steel channel and reinforced waterproofing eliminating the risk of water intrusion.
