Case Study: Foundation Wall Crack Repair and Waterproofing in Manhattan, NY

Town/Neighborhood: Manhattan
Borough/County: New York County
Construction Type: Residential
Category: Foundation Crack Repair, Waterproofing, Structural Repair

Problem

A homeowner in Manhattan, NY, was experiencing significant water penetration through the foundation wall. During heavy rains, water seeped into the basement, creating both structural and waterproofing concerns. Our inspection revealed a structural crack located at the top of the foundation wall. This crack was the primary source of water intrusion, threatening both the structural integrity of the property and the comfort of the basement living space.

Diagnosis

Through exploratory work, the Zavza Seal LLC team identified that the foundation wall crack was allowing water to bypass the existing surface coatings. The damage was not only cosmetic but also structural, requiring a durable solution to both reinforce the wall and eliminate water seepage.

Solution

Our team developed a comprehensive repair plan that addressed both the structural and waterproofing challenges. The following steps were carried out:

  • Surface Preparation: Chased the entire subject area with diamond blades to remove paint, loose debris, and foreign materials, exposing the bare concrete.
  • Structural Reinforcement: Cut into the concrete core to create deep slots perpendicular to the crack every 12 inches. These slots were filled with structural epoxy.
  • Carbon Fiber Stitches: Installed non-corrosive carbon stitches into the epoxy-filled slots. Each stitch has the capacity to pull up to 6,500 pounds, adding significant reinforcement to the foundation wall.
  • Epoxy and Urethane Injection: Drilled injection access ports every 6 inches with diamond bits. Injected epoxy and urethane formulations to strengthen the crack and waterproof the structure.
  • Waterproofing Cement: Applied a layer of 7,000 PSI waterproofing cement to fill the crack cavity.
  • Fiber Mesh Installation: While the mortar was damp, we applied a 4.5 oz reinforced fiber mesh to enhance bonding and durability.
  • Final Waterproofing Layer: Added a second layer of 7,000 PSI waterproofing cement over the fiber mesh to complete the repair.
  • Sealing of the crack in te wall joining to stop water intrusion into the property - before-after

Results

The foundation wall was successfully repaired and waterproofed, eliminating water penetration and restoring structural integrity. The homeowner now has peace of mind knowing that the foundation is secure, reinforced, and protected against future water intrusion. The basement is dry, safe, and usable for storage and living purposes.
