Case Study: Foundation Crack Repair and Crawlspace Waterproofing in Sag Harbor, NY

Problem:

A homeowner in Sag Harbor, NY reached out to Zavza Seal after discovering widening cracks along the crawlspace foundation walls. The space had started to feel damp, especially after heavy rain, and a musty odor was becoming more noticeable. One area of concern was an old cinderblock section that appeared to be a former entrance. The mortar joints were deteriorating, and moisture stains ran along the base of the wall.

Because the home sits close to the coast, the homeowner knew that moisture could eventually compromise structural integrity if left unaddressed. What began as a few small cracks was now turning into a larger issue involving seepage at the footing level and an overall decline in the crawlspace condition. They needed a durable solution that restored stability and improved the long term health of the home.

Solution:

Our team performed a full structural and waterproofing restoration designed to strengthen the foundation and keep water out for the long run.

We began by addressing the foundation cracks. Each crack was carefully cleaned to remove loose concrete and old material so the repairs would bond properly. Some areas required cutting back existing dowels to a safe depth. Once the surfaces were prepared, we injected structural epoxy to seal the voids and restore strength. A high strength waterproofing cement was applied, and fiberglass mesh was embedded into it for added reinforcement. This created a stable and unified surface that resists both movement and moisture.

Next, we focused on the cinderblock section from the old entrance. After evaluating its condition, our team removed any weakened mortar and repointed the joints with high strength masonry material. To tie this section back into the surrounding foundation, we coated it with bonding cement. Once stable, we applied two coats of 6,000 PSI cementitious waterproofing to ensure the area could stand up to Sag Harbor’s moisture heavy environment.

To complete the project, we created a continuous moisture barrier across all repaired areas. We sealed the base joints where the walls meet the slab, which is a common point of seepage in older crawlspaces. The crawlspace was cleaned of all debris and restored to a neat and usable condition.

Throughout the work, the home remained protected. We isolated the crawlspace from the living areas, set up 6 mil plastic sheeting, and ran HEPA air scrubbers to control dust and maintain safe air quality.

Outcome:

By the end of the project, the homeowner had a reinforced and fully waterproofed crawlspace that no longer leaked during rainstorms. The cracks were structurally repaired, the old entrance wall was stabilized, and the moisture issues were resolved.
