Case Study: Concrete Sidewalk Repair and Structural Restoration in Brooklyn, NY

Problem:

A property along Nostrand Avenue and Lenox Road in Brooklyn, NY was experiencing multiple issues across an exterior concrete sidewalk. The surface showed a combination of cracked sections, raised and sunken areas, and areas where the concrete had deteriorated beyond simple patching.

These conditions created uneven walking surfaces, increased trip hazards, and raised concerns about long term structural integrity and potential violations. Some sidewalk sections required full removal and replacement, while others could be repaired or resurfaced depending on their condition. Because of the varying damage, a one size fits all approach was not appropriate.

The owner needed a contractor who could properly assess each affected area and apply the correct repair method while coordinating with site access and existing pavement conditions.

Solution:

Zavza Seal conducted a detailed review of the sidewalk conditions using site photos and an on site evaluation by our senior project manager. Each damaged area was categorized to determine whether it required demolition, structural repair, leveling, or crack reinforcement.

Based on field conditions, our team applied one or more of the following solutions:

  • Demolition and new concrete installation

  • Crack stitching for structural reinforcement

    • Cut deep perpendicular slots across structural cracks at 12 inch intervals
    • Filled slots with structural epoxy
    • Installed non corrosive carbon fiber stitches capable of high load resistance
    • Applied a 7,000 PSI waterproofing cement layer to fully encapsulate the stitches
  • Targeted crack repair

    • Repaired smaller cracks using concrete repair materials or epoxy based on severity
  • Raised slab correction

    • Used diamond blade grinding to level raised sidewalk sections and restore a smooth walking surface
  • Sunken slab repair

    • Either demolished and replaced affected sections or used mudjacking techniques to raise and stabilize the slab, depending on site conditions

Throughout the project, our team coordinated closely with the owner’s representative. Any areas not originally visible were reviewed on site, and only approved repairs were performed. All work areas were cleaned thoroughly after completion.

Result:

The completed sidewalk now provides a level, structurally sound, and visually consistent surface along the property frontage. Trip hazards were eliminated, cracks were structurally reinforced, and compromised sections were rebuilt to modern strength standards. The sidewalk is safer for pedestrians, more durable against future movement, and better protected against water intrusion and freeze thaw damage.
