Overview:

A homeowner in Jamaica, NY, reached out to Zavza Seal looking for a long-term solution to improve indoor comfort and energy efficiency. Their garage and bedroom ceilings were poorly insulated, leading to uneven temperatures, higher energy bills, and noticeable drafts. Our team designed a plan that would not only enhance insulation performance but also use environmentally responsible materials to ensure a healthier indoor space.

Problem:

The client’s garage and three bedroom ceilings (including the boiler room) had minimal insulation. During cold months, the rooms felt chilly, while in warmer weather, the spaces trapped excess heat. The homeowner also noticed the HVAC system working overtime, which increased energy consumption and monthly utility costs.

The challenge was to increase the insulation R-value without major structural disruption or removing existing ceiling materials. The client wanted a clean, efficient, and eco-friendly solution that would make the home more comfortable year-round.

Solution:

Our insulation experts implemented a dense-packed cellulose insulation system to bring the R-value of the garage and ceiling areas up to R-15, which is ideal for this type of construction. The process included the following steps:

  1. Creating Access Holes for Installation
    Our team carefully created access holes between the ceiling studs in the garage (165 sq. ft.) and three bedroom/boiler room ceilings (463 sq. ft.). These openings allowed us to blow in dense-packed cellulose insulation evenly across the cavities, ensuring full coverage without tearing down the existing ceiling structure.
  2. Blowing In Cellulose Insulation
    We used high-quality cellulose insulation—an environmentally friendly product that is fire-resistant (Class 1 rating), moisture-resistant, and provides excellent sound absorption. This material not only helps lower energy costs but also reduces outside noise, creating a quieter and more comfortable indoor environment.
  3. Patching and Finishing
    Once the insulation was in place, all access ports were patched, taped, and compounded to restore the surface seamlessly. As an optional service, we offered to sand and paint the patched areas or the entire ceiling based on the homeowner’s request and supplied paint color.
  4. Clean and Responsible Worksite
    Our team maintained a clean and safe work area throughout the process, ensuring no dust or debris was left behind. The cellulose insulation used is Gold Certified, meaning it contributes to a healthier home environment by minimizing VOC emissions and supporting better indoor air quality.

Results:

The project was completed efficiently, and the homeowner immediately noticed the difference. The ceilings now provide superior thermal protection, maintaining stable indoor temperatures throughout the home. The garage, once cold and uncomfortable, is now usable year-round.
