Case Study: Commercial Roof Repair and Mold Remediation Project in Brooklyn, NY

The Problem:

A commercial property owner in Brooklyn contacted Zavza Seal after noticing ongoing water intrusion and visible deterioration inside their garage area. During an on-site inspection, our senior project manager and NY State licensed mold abatement supervisor identified multiple serious issues affecting both the roof and the supporting structure.

The garage roof showed signs of long-term moisture exposure, improper drainage, and weakened structural support. Water was entering not only through the roof surface but also through the upper portion of the cinder block walls. As a result, the supporting ceiling joists and surrounding materials had begun to deteriorate.

In addition, toxic Stachybotrys chartarum mold, commonly referred to as black mold, was discovered throughout the garage ceiling area. Mold growth was present on wooden joists, plywood, and cinder block surfaces. Although the garage was not a living space, the level of contamination posed a health risk, and we strongly advised limiting access until remediation was complete.

Without proper intervention, the combined roofing failure, mold contamination, and structural weakening could have led to further damage and potential roof instability.

The Solution:

Zavza Seal developed a comprehensive repair and remediation plan to restore the roof system, eliminate mold contamination, reinforce structural components, and permanently address water intrusion. The work was performed as an additional scope to a previously approved estimate and carried a ten year warranty for the roofing system.

Structural Roof Enhancement

To strengthen the roof structure and improve load distribution, our team installed hardwood lumber perpendicular to the existing joists and between joists where necessary. In areas with advanced deterioration, damaged joists were sistered with new lumber to restore structural integrity.

We also added plywood beneath the most compromised sections of the roof base. These reinforcements were secured to the joists using wood blocking to ensure stability without stressing the roof deck.

A GreenGuard certified stop rot wood restorer was applied to rotted and damaged wood components. This product consolidated weakened wood fibers, permanently sealed affected areas, and helped prevent future deterioration.

Roof Repair and Waterproofing

After thoroughly cleaning the roof surface, we installed special hard insulation to properly pitch the roof line. This step improved drainage, protected the structure, and created a solid base for the new roofing system.

Commercial grade durable roof rolls and flashings were installed using propane torch application to ensure a secure and long-lasting bond. A heavy coat of elastomeric roof coating was then applied to complete the system and provide additional waterproofing protection.

To improve roof drainage and reduce future maintenance needs, we installed a custom fabricated galvanized steel roof drain cover. This significantly decreased the likelihood of debris buildup that previously contributed to water pooling.

Mold Remediation in the Garage Area

Our licensed mold remediation team followed strict safety and containment protocols throughout the project. Only approved personnel were allowed in the affected areas.

The remediation process included wire brushing, grinding, scarifying, and sanitizing all contaminated surfaces. Visible mold was removed from the concrete until bare concrete was exposed. Mold on wood joists was shaved down to clean material, and in cases where mold had penetrated deeply, affected sections were removed and sistered with new joists.

Fumigation was performed using a controlled mist to suppress dust and minimize airborne mold spores. All surfaces were treated with Shockwave mold cleaner, followed by HEPA vacuuming.

Where required, a water based fungicidal protective coating containing EPA registered antimicrobials was applied to prevent future mold growth. Upon completion, the garage area was left dry, clean, and visibly free from contamination.

Wall Waterproofing

Water intrusion was also identified along the top portion of an east facing cinder block wall. Our team scarified the affected area and applied two coats of high strength waterproofing cement rated at 6,000 PSI. Sealants were applied as needed to ensure a complete and durable waterproofing system.

Due to limited access, the west and north walls were excluded from this phase of work, with plans for further evaluation once access becomes available.

The Result:

The Brooklyn property now has a fully restored commercial roofing system with improved structural support, proper drainage, and long term waterproofing protection. All mold contamination was safely removed following industry standards, and vulnerable structural components were reinforced to prevent future issues.

Most importantly, the property owner gained peace of mind knowing the building is safer, healthier, and protected against ongoing water damage. The roof system is now backed by a ten year warranty and designed to perform reliably for years to come.
