Case Study: Basement Vault Sealing and Structural Reinforcement in Northport New York

The Problem:

A homeowner in Northport, NY contacted Zavza Seal after discovering an old basement vault opening located beneath their patio deck. The vault was no longer in use and raised concerns about safety, moisture intrusion, and long-term structural stability.

The open block wall and unused vault space created potential risks such as water entry, soil movement, and weakening of the basement foundation wall. In addition, there was an electrical outlet near the vault that needed to be addressed before any construction could begin.

The homeowner wanted a permanent solution that would fully seal the vault, reinforce the basement wall, and restore the patio deck without changing the appearance of the home.

The Solution:

Zavza Seal developed a complete structural sealing plan focused on strength, safety, and durability.

Our team first disconnected the electrical socket near the vault to ensure safe working conditions. We then reinforced the block wall using #6 vertical rebar combined with Durawall horizontal reinforcement to provide strong lateral support. The concrete blocks were filled solid to eliminate voids and increase wall strength. The existing door was left in place and carefully aligned as part of the reinforcement process.

To properly close the vault from above, we removed the patio deck boards to expose the top of the vault. The vault was filled with grit-mix material, compacted in layers to prevent settling. Once filled to the top, a concrete cap was installed to fully seal the opening.

After sealing was complete, the patio deck boards were reinstalled, restoring the outdoor area to its original condition.

The Result:

The basement vault is now completely sealed and structurally reinforced. The basement wall is stronger, moisture-resistant, and protected from future movement. The patio deck above the vault was fully restored with no visible changes.

The homeowner now has a safer basement and long-term peace of mind knowing the unused vault is no longer a risk.
