Case Study: Crawl Space Insulation for Bathroom Overhang in Smithtown, NY

The Problem:

The homeowner in Smithtown had a bathroom located at the back of the home with an exposed overhang area. This section was about 36 square feet and measured roughly 3 feet by 11 feet.

The only thing separating this crawl space from the outside air was plywood. During cold weather, freezing air passed through easily. This caused cold bathroom floors, uncomfortable temperatures, and higher heating bills.

The Solution:

Our Zavza Seal team inspected the exposed crawl space and designed a layered insulation system to increase R value and fully seal the area.

We completed the work in the following steps:

  • We installed a 2 inch rigid foam board directly over the existing plywood.
  • The rigid foam board added an R value of 4 and created a solid base layer.
  • We then covered the foam board with Sealtech insulation, which added an R value of 18.
  • To stop all air leaks, we sealed every edge and seam using closed cell spray foam.

This combination created a strong thermal barrier and airtight seal.

The Result:

After the insulation was completed, the bathroom area became noticeably warmer and more comfortable. Cold drafts were eliminated, and the overhang crawl space was fully protected from outside air.
