Case Study: Structural Crack Repair and Waterproofing in Lloyd Harbor, NY

Project Overview:

At Zavza Seal, our team recently completed a structural crack repair and waterproofing project in Lloyd Harbor, NY. This case study explains the problems the homeowner faced and the solutions we provided to protect and stabilize their property.

The Problem:

The homeowner noticed several issues affecting the foundation and structural integrity of their property:

  • Large cracks in the concrete foundation wall risking further damage.
  • Water penetration around the window well and sill plate causing dampness inside.
  • Weak support post that threatened the stability of a central beam.

These problems, if left untreated, could lead to serious structural damage and costly repairs in the future. The homeowner needed a lasting solution to stop water intrusion, reinforce the foundation, and stabilize the structure.

Our Solution:

  1. Structural Crack Repair
    Our team chased and ground the crack using a diamond blade to prepare the surface. Then, we cut into the concrete and installed carbon fiber stitches embedded in structural epoxy. This method restored the tensile strength across the crack, reestablished compression, and stabilized the foundation to prevent the cracks from growing. We finished by applying two layers of Basecrete waterproofing cement with reinforced fiberglass mesh to protect the surface.
  2. Window Well Waterproofing
    We excavated three feet around the window well, laid a 4-inch bed of gravel for drainage, and installed a self-contained drainage system. New galvanized window guards and a plastic window well cover were added to keep debris and water out, protecting the basement from leaks.
  3. Support Post Reinforcement
    We excavated a foot deep around the damaged support post, compacted the soil, and poured high-strength concrete reinforced with steel rebars to create a new footing. A new 4-inch concrete-filled steel post was installed beside the damaged post. Steel plates were fastened on the top and bottom of the post to provide strong, permanent support for the central beam.
  4. Sill Plate Waterproofing
    To prevent water penetration above the concrete foundation wall, we excavated the exterior down to six inches below the sill plate. We applied a liquid waterproofing solution followed by a waterproofing membrane to seal the area and keep moisture out.

Results:

Our comprehensive approach successfully stopped water infiltration, strengthened the foundation, and stabilized the home’s structure. The homeowner now enjoys a safer, dry, and more secure property.
