The Problem:
A homeowner in Flushing, NY contacted Zavza Seal after noticing water leaking into their basement during heavy rain.
The issue was located at the top section of two foundation walls, where the homeowner had removed old spray foam insulation. Once the foam was removed, hairline cracks became visible, along with water entering through the cracks and around electrical conduit penetration points.
Key issues identified:
- One wall had approximately 6 linear feet of cracking
- The second wall had approximately 18 linear feet of cracking
- Water was entering through fine foundation cracks
- Additional leaks were found where electrical conduits passed through the wall
- Moisture risk near electrical components created a safety concern
If left untreated, these cracks could have led to mold growth, structural weakening, and continued basement water damage.
The Solution:
Our Zavza Seal team designed a long term waterproofing and structural repair solution to fully seal the cracks and protect the foundation.
Step 1: Site Protection and Containment
We installed plastic sheets sealed from floor to ceiling to isolate the work area. This kept dust and debris from spreading to the rest of the basement and protected the homeowner’s space.
Step 2: Surface Preparation
The exposed strip at the top of both foundation walls was ground using diamond blades. This removed loose material and exposed clean, bare concrete, which is critical for a strong and lasting repair.
Step 3: Injection Port Installation
Using diamond drill bits, we installed injection ports every 6 to 8 inches along the cracks. Extra care was taken around the electrical conduit penetration points, where water intrusion was most active.
Step 4: Crack Injection and Waterproofing
We injected a combination of epoxy and polyurethane into the cracks.
- Epoxy restored structural strength
- Polyurethane expanded to block water intrusion
This dual injection method ensures both durability and waterproofing.
Step 5: Reinforced Cement Coating
To finish the repair, we applied a 4.5 oz reinforced fiberglass mesh over the repaired area. This mesh was sandwiched between two layers of 6,000 PSI waterproofing cement. Where needed, professional adhesives and sealants were added for extra protection.
The Result:
- All foundation cracks were fully sealed
- Water intrusion was completely stopped
- Electrical conduit entry points were properly waterproofed
- The foundation walls were structurally reinforced
- The homeowner gained a dry, safe, and protected basement
This Flushing homeowner now has peace of mind knowing their foundation is protected against future water damage.
