The Problem:
A homeowner in Riverhead, NY contacted Zavza Seal after noticing a long structural crack in their foundation wall. The crack was about 7 linear feet long and had visible signs of moisture.
There was white powder on the wall surface, which is called efflorescence. This is often a sign that water is passing through concrete. There were also areas with dirt buildup and early mold growth.
The homeowner was worried about:
- Water leaks during heavy rain
- Mold growth and poor indoor air quality
- Long term structural damage
- Lower property value
Foundation cracks can get worse over time if they are not repaired properly. According to the International Association of Certified Home Inspectors, foundation cracks can allow water intrusion and lead to serious structural issues if ignored.
The home needed a permanent solution, not just a surface patch.
The Solution:
Our Zavza Seal team followed a step by step waterproofing and structural repair process to fully seal and protect the foundation wall.
Step 1: Surface Preparation
We started by chasing and grinding the crack using a diamond blade. This removed:
- Efflorescence
- Dirt and debris
- Mold buildup
This step is very important because waterproofing materials must bond to clean, solid concrete. Grinding exposed the original cement surface so our repair materials could properly adhere.
Step 2: Installing Injection Ports
Next, we drilled along the crack every 8 inches to install injection ports. These ports allow us to inject repair materials deep inside the foundation wall, not just on the surface.
Step 3: Urethane and Epoxy Injection
We injected the crack with both urethane and epoxy formulations.
- Urethane expands to stop active water leaks.
- Epoxy restores structural strength by bonding the concrete back together.
This combination seals the crack from inside the wall and reinforces the structure at the same time.
The American Concrete Institute recognizes epoxy injection as an effective method for structural crack repair in concrete.
Step 4: Basecrete Waterproofing System
After the injection process was complete, we applied a full waterproofing system:
- One layer of Basecrete waterproofing cement
- Reinforced 4.5 oz Basecrete fiberglass mesh
- A second layer of Basecrete waterproofing cement
The fiberglass mesh adds strength and flexibility. The second layer fully seals the surface and creates a durable waterproof barrier.
This system protects the wall from future moisture penetration and helps prevent new cracks from forming in the same area.
The Result:
After the repair:
- The crack was structurally reinforced
- The wall was fully sealed against water intrusion
- The surface was clean and professionally finished
- The homeowner had peace of mind before the next heavy rain
The foundation is now protected from moisture damage, mold risk, and further structural movement.
