Case Study: Structural Crack Repair in East Northport, NY

Project Overview:

Our team at Zavza Seal recently completed a structural crack repair project in East Northport. The homeowner contacted us after noticing cracks in the concrete floor slab and multiple cracks in the foundation walls. Some of the cracks were widening over time and there were signs of minor settlement.

Structural cracks should never be ignored. If left untreated, they can lead to serious structural damage and water infiltration.

The Problem:

1. Structural Crack in Concrete Floor Slab

The basement floor had a large structural crack running across the slab. The crack showed signs of movement and separation. This can weaken the slab and allow moisture to rise through the concrete.

Cracks in a slab often mean there may be voids under the concrete. If not repaired correctly, the crack can continue to expand and cause uneven floors or further settlement.

2. Structural Cracks in Foundation Walls

The home also had three structural cracks in the foundation walls. These cracks created a risk for:

  • Water infiltration
  • Mold growth
  • Loss of structural strength
  • Long term foundation movement

The homeowner wanted a permanent solution, not just a surface patch.

Our Solution:

We followed a detailed step by step repair process to restore the structure and waterproof the affected areas.

Concrete Floor Slab Structural Crack Repair

Surface Preparation
We chased and ground the crack using a diamond blade. This removed loose material and exposed clean concrete for proper bonding.

Carbon Fiber Stitch Installation
We cut into the concrete across the crack and installed Carbon Fiber Stitches embedded in structural epoxy.
This process restores tensile strength across the crack, re establishes compression, stabilizes the slab, and helps prevent the crack from expanding further.

Void Filling Preparation
We drilled every 12 inches to install access ports. This allowed us to prepare the slab for injection and address any hidden voids that may have caused settlement and separation.

Epoxy and Urethane Injection
We injected the slab with high quality urethane and epoxy formulations.

  • Epoxy restores structural strength
  • Urethane helps seal against moisture

Basecrete Waterproofing System

We applied one layer of Basecrete waterproofing cement to the repaired area.
Next, we installed reinforced 4.5 oz Basecrete fiberglass mesh for added strength.
Finally, we applied a second layer of Basecrete waterproofing cement to complete the system.

Foundation Wall Structural Crack Repair

For the three structural wall cracks, we performed the following:

Crack Preparation
We chased and opened each crack to allow proper penetration of repair materials.

Epoxy and Urethane Injection
Each crack was injected with epoxy and urethane formulations to seal and structurally bond the concrete.

Basecrete Waterproofing Application

We applied one layer of Basecrete over the repaired areas to cover the injected materials.
Then we installed reinforced 4.5 oz Basecrete fiberglass mesh.
A second coat of Basecrete was applied to complete the waterproof and structural reinforcement system.

The Results:

After completing the repairs, the concrete slab was stabilized and reinforced. The foundation wall cracks were sealed and structurally restored. The basement is now protected against water intrusion and future crack expansion.

The homeowner in East Northport now has peace of mind knowing their foundation is secure and properly waterproofed.
