Our team at Zavza Seal completed a foundation waterproofing project in Flushing, NY. The homeowner was facing serious foundation wall damage and moisture problems that were getting worse over time. This case study explains the problem, our process, and the final solution in very simple terms.
The Problem:
The issue started with a 14 ft by 7 ft foundation wall that had been coated with acrylic paint. At first, it looked fine from the outside, but once we began inspection, we found major hidden problems.
What we discovered?
- The acrylic paint was trapping moisture inside the wall
- Concrete blocks were eroding and weakening
- There were visible damaged areas and cavities in the wall
- Moisture was traveling through the porous concrete and getting stuck

Our Approach:

Step 1: Exploratory Work

The Solution:

Reinforced Waterproofing System:
- Applied fiber mesh reinforcement (4.5 oz)
- Added two layers of 6,000 PSI waterproofing cement
- Created a strong and water resistant barrier
Pressure Relief Drainage System;
To stop water from building up behind the wall, we installed a full drainage system:
- Cut a 6 inch trench along the wall and excavated to footing depth
- Installed a 4 inch perforated PVC pipe on a gravel bed
- Added a soil separator to prevent clogging
- Drilled weep holes in each underground cinder block to release trapped water
- Installed pipe enders for future expansion
Waterproofing Membrane:
- Installed a Delta high performance dimpled membrane
- Extended from the bottom of the trench to 2 inches above grade
- Directed water safely into the drainage system
Final Finish:
- Replaced the trench with 4,000 PSI concrete
- Smoothed and leveled to match the existing floor
Additional Repair:
We also repaired a concrete slab crack near the front gate:
- Opened the crack for proper bonding
- Filled it with 6,500 PSI repair mortar
- Reinforced with fiber mesh and waterproofing cement
The Result:
After completing the project, the foundation was fully restored and protected.
