Problem

A homeowner in Centereach was experiencing issues with both the interior basement floor and the exterior foundation walls. Inside the basement, a section of the floor slab near the foundation wall was damaged and uneven. There were visible cracks and signs of wear, especially along the expansion joint. This created concerns about water entry and long term structural stability.

The situation was more complicated because copper water lines were running through the affected area. These needed to be safely addressed before any repair work could begin. The damaged concrete also had loose material and weak spots that made the surface unstable.

Outside the home, the lower section of the foundation wall had deteriorating stucco. There were gaps and voids between the wall and the ground level, allowing moisture to collect and potentially enter the structure. The previously patched areas were also failing, and the exterior finish was no longer providing proper protection.

The homeowner needed a complete solution that would repair the damaged areas, strengthen the structure, and protect the foundation from future water problems.

Solution

The team at Zavza Seal developed a detailed plan to repair both the interior and exterior areas while improving long term durability.

We started with the interior basement work by preparing the damaged floor slab area. The section between the expansion joint and the wall, measuring about 18 inches by 21 feet, was carefully treated. The copper water lines were cut and removed at the required depth after coordination with a plumber.

Next, we ground the concrete surface to remove all loose and damaged material. Cracks were chased and properly repaired to restore strength to the slab. Once the surface was fully prepared, we applied a new resurfacer across the entire area. The finish was leveled to match the existing expansion joint, creating a smooth and stable surface.

We also repaired an additional section of previously patched flooring to ensure the entire area was consistent and secure.

For the exterior work, we focused on restoring the foundation wall and protecting it from moisture. We removed all defective stucco at the bottom of the wall and cleaned out any loose masonry. The void between the wall and the ground level was filled to eliminate gaps where water could collect.

After preparation, we applied new stucco to the lower portion of the wall on both sides of the corner, covering approximately 22 linear feet. We also removed the old stucco finish from the above grade section of the wall and cleaned the underlying concrete thoroughly.

To provide long lasting waterproofing, we applied Basecrete with a hard troweled finish. This created a strong protective layer that helps prevent water from penetrating the foundation.

Result

After the project was completed, the basement floor was smooth, stable, and fully repaired. The cracks and weak areas were eliminated, reducing the risk of future damage. The homeowner now has a solid surface that is built to last.

On the exterior, the foundation wall is now properly sealed and protected. The new stucco and waterproof coating help keep moisture away from the structure, reducing the risk of water intrusion.

This project solved both structural and waterproofing issues in one complete process in Centerreach, NY. By addressing the root causes and not just the surface problems, Zavza Seal delivered a reliable and long term solution.
