Our team at Zavza Seal recently completed a foundation repair project in Queens, New York. The property had two large structural cracks in its foundation walls. While the cracks had not yet caused a major structural failure, the previous waterproofing work was improperly done. Sealants and waterproofing materials used were not effective, leaving the foundation vulnerable to water damage.

The Problem

In this Queens property, the cracks were allowing moisture to seep through the foundation walls. Improper waterproofing made the issue worse, creating the need for a professional repair that would both stabilize the foundation and prevent future water damage.

Our Solution

We followed a detailed repair process to restore the integrity of the foundation and ensure long-term protection against water damage:

1. Surface Preparation – We chased and ground the cracks using diamond blades. This removed dirt, mildew, and any loose or defective materials to expose the original bare concrete. Preparing a clean surface ensures the best adhesion for waterproofing products.
2. Access Ports Installation – We drilled the cracks to install access ports, which allow for effective injection of repair formulations.
3. Injection of Urethane and Epoxy – The cracks were filled with high-quality urethane and epoxy formulations. These materials bond to the concrete, filling gaps and strengthening the structure.
4. Waterproofing with Basecrete – We applied a first layer of Basecrete waterproofing cement to the prepared surface.
5. Reinforcement with Fiberglass Mesh – A layer of reinforced 4.5oz Basecrete fiberglass mesh was installed over the first cement layer for added strength and crack prevention.
6. Final Waterproofing Layer – A second layer of Basecrete cement was applied to complete the repair, providing a strong, water-resistant finish.

Results

After our repair, the foundation cracks were fully sealed, and the walls were protected against future water infiltration. The property owners now have peace of mind knowing that their home in Queens is secure and properly waterproofed.
