The Problem
A homeowner in Port Jefferson Station, NY contacted Zavza Seal after noticing water coming into the basement during heavy rain. The water was entering through a structural crack in the foundation wall.
Over time, the crack had widened and allowed moisture to seep inside. The basement floor showed damp spots and staining. If left untreated, this type of crack can lead to bigger structural issues, mold growth, and damage to personal belongings.
Foundation cracks are common in Long Island homes due to soil movement and hydrostatic pressure. According to the Federal Emergency Management Agency, water intrusion in basements can weaken structures and create long term property damage if not properly repaired. The International Association of Certified Home Inspectors also explains that structural cracks should be professionally sealed to prevent further movement and leaks.
The homeowner needed a permanent solution, not a temporary patch.
The Solution
Our Zavza Seal team inspected the basement foundation wall and confirmed that the water intrusion was coming from a structural crack. We recommended a full crack repair and waterproofing system to stop the leak and strengthen the wall.
Here is how we repaired the problem:
- Crack Preparation
We used a diamond blade to grind along the entire length of the crack. This allowed us to properly open and clean the surface for strong bonding. - Precision Drilling
We drilled the crack every 6 inches vertically on center along the full length. This step ensures full penetration of the injection material. - Epoxy and Urethane Injection
We injected high strength epoxy to stabilize the structural crack. We also used urethane formulations to create a waterproof seal inside the wall. This combination both strengthens and seals the crack from water intrusion. - Waterproof Cement Overlay
After injection, we covered the repaired crack with a strip of 4.5 oz mesh reinforced Basecrete waterproof cement. This added another layer of protection and created a clean finished look. - Exterior Above Grade Crack Repair
In addition to the interior work, we patched the above grade sections of the two cracks on the exterior foundation wall. This prevents surface water from entering the structure.
The Result
After the repair, the foundation wall was fully sealed and stabilized. The basement is now dry, even during heavy rainfall. The homeowner has peace of mind knowing the structural crack has been permanently repaired.
At Zavza Seal, we focus on long term solutions. Our crack injection system not only stops water but also restores the strength of the foundation wall.
