Project Overview
A homeowner in Brooklyn contacted Zavza Seal after noticing several issues around their basement entrance and laundry area. The existing Bilco door was worn out, the cellar entrance created a safety concern, and the laundry room floor and platform had started showing signs of age and deterioration.
The homeowner wanted a long-lasting solution that would improve safety, appearance, and protection against moisture.
The Problem
The basement entrance had an aging Bilco door that no longer provided the level of protection the homeowner wanted. The foundation around the cellar entrance also created a noticeable trip hazard, making it less safe to use.
Inside the laundry room, the raised platform supporting the laundry equipment had deteriorated and needed replacement. The concrete floor showed wear, surface damage, and minor imperfections that affected both appearance and durability.
The homeowner wanted all of these issues addressed during one project.
Our Inspection
After evaluating the property, our team determined that the best approach was to upgrade the basement entrance, improve waterproofing protection, rebuild the laundry platform, and restore the floor with a durable epoxy coating.
This would not only improve the appearance of the space but also help extend the life of the basement and laundry room.
The Solution
New Bilco Door Installation
Our team removed the existing basement entrance door and thoroughly power washed the staircase and steps.
We then installed a new Bilco Classic Door and finished it with exterior-grade enamel paint selected by the homeowner.
To help prevent future water intrusion, we waterproofed and sealed the existing Bilco door foundation. This added an important layer of protection against rainwater and moisture entering the basement.
Bilco Foundation Extension
One of the concerns identified during our inspection was a trip hazard near the cellar entrance.
To improve safety, we extended the Bilco door foundation by approximately 16 inches. This created a more comfortable transition area and reduced the risk of tripping when entering or exiting the basement.
Laundry Platform Reconstruction
The existing laundry platform was removed and properly disposed of.
We then built a brand-new platform using pressure-treated lumber designed to resist moisture and provide long-term durability. The platform was painted in the homeowner’s selected color to match the surrounding space.
The new structure provides strong support for the laundry equipment and offers improved resistance to future wear.
Laundry Room Floor Restoration
The laundry room floor covered approximately 150 square feet and required extensive preparation before finishing.
Our team:
- Cleaned the concrete surface
- Removed loose and deteriorated material
- Repaired deeper indentations with high-strength cement
- Installed fiberglass mesh where needed to help reduce future cracking
- Applied a durable gray epoxy floor coating
The finished surface is easier to clean, more resistant to moisture, and gives the laundry room a fresh, updated appearance.
The Results
After the project was completed, the homeowner had a safer and more functional basement entrance along with a fully refreshed laundry area.
The new Bilco door provides reliable access to the basement while helping protect against water infiltration. Extending the foundation removed a potential tripping hazard and improved overall safety.
Inside the laundry room, the new pressure-treated platform provides strong support for the appliances, while the epoxy-coated floor creates a clean and durable surface that is built to withstand daily use.
The completed project improved both the appearance and functionality of the home while providing long-term value.
