Project Overview

A homeowner in Sayville, NY contacted Zavza Seal because several areas of the home felt noticeably colder than the rest of the house. During the winter months, drafts and cold floors made the living space uncomfortable and caused the heating system to work harder.

After inspecting the property, our team determined that the crawl space below the home was allowing cold air to enter through gaps, penetrations, and poorly insulated areas. Since the homeowner planned to build an addition onto the home within the next few years, they wanted an effective short-term solution that would improve comfort and energy efficiency until the larger renovation project could begin.

The Problem

The home had two crawl space access openings that were not properly sealed, allowing cold air to move freely between the crawl space and the living areas above.

Inside the crawl space, the existing batt insulation had become old and ineffective. There were also numerous gaps around pipes, wiring, and the rim joist area where outside air could enter.

In addition, the staircase wall leading to the crawl space had minimal insulation, creating another pathway for heat loss. Together, these issues contributed to cold spots throughout the home and reduced overall energy efficiency.

Our Solution

To address the access points, we installed two custom crawl space access doors.

The first access opening was located in the garage closet area. We installed a durable plywood access door equipped with heavy-duty hinges and a secure pin lock system to provide easy access while helping reduce unwanted air movement.

The second access opening was located in the closet floor. For this area, we constructed a custom plywood floor hatch with hinges and a rope lift system, creating a practical and secure access point to the crawl space below.

Once the access points were improved, our team focused on the crawl space itself.

We removed and properly disposed of the old batt insulation that was no longer providing adequate thermal protection. Next, we carefully air sealed the entire rim joist area. Every gap, crack, pipe penetration, and wire opening was sealed to help stop air leakage and improve the overall performance of the insulation system.

To further improve the condition of the crawl space, we treated the area with an environmentally friendly disinfectant designed to help control mold, mildew, bacteria, and unwanted pests.

After the crawl space was properly sealed, we installed new Eco-Batt Kraft-faced fiberglass insulation throughout the ceiling joists. This new insulation provided an R-21 thermal rating and significantly improved the home’s ability to retain heat during colder months.

While working in the crawl space, we also insulated all exposed copper pipes with solid foam pipe insulation to help protect against temperature fluctuations.

Staircase Wall Insulation Upgrade

The crawl space access staircase wall was another area contributing to heat loss.

The existing wall contained only a thin layer of insulation that was not providing adequate thermal protection. To improve performance, we installed new 2×6 wall studs throughout the staircase wall.

We then filled the wall cavities with Eco-Batt Kraft-faced fiberglass insulation. This upgrade increased the wall’s insulation value and helped create a much stronger thermal barrier between the crawl space and the conditioned living space above.

The Result

After the project was completed, the homeowner immediately noticed improved comfort throughout the home. Cold drafts were reduced, floors felt warmer, and the home’s heating system no longer had to work as hard to maintain comfortable indoor temperatures.

The combination of air sealing, upgraded insulation, insulated access doors, and pipe protection created a more energy-efficient home while providing a practical solution until the future home addition is constructed.
