The Problem
A homeowner in Brooklyn contacted Zavza Seal after noticing several serious problems throughout the property. The basement had visible mold growth, signs of water damage, and evidence of structural settling. Because much of the basement walls were covered by drywall, it was impossible to fully determine the extent of the damage without opening the walls and conducting a detailed investigation.
Before any structural repairs could begin, New York State mold remediation requirements made it necessary to safely remove mold contamination and identify all hidden damage.
Our Solution
Our team developed a comprehensive plan that focused on safety, mold removal, structural evaluation, moisture control, and long-term building protection.
Mold Remediation and Containment
The first step was creating a controlled work environment.
We isolated the basement and staircase areas using heavy-duty containment barriers. Negative air machines equipped with HEPA filtration were installed to prevent mold spores from spreading to other areas of the home.
Contaminated drywall was removed to expose hidden surfaces and allow a complete inspection of the structure behind the walls.
Our crew then:
- Removed mold-contaminated materials where necessary
- Ground and cleaned affected wood and concrete surfaces

These improvements helped prevent rainwater from entering through the building envelope.
Floor Structure Repairs
The homeowner also had concerns about uneven floors near the bathroom and kitchen.
Our team accessed the framing system and repaired compromised structural components where necessary. Damaged framing was reinforced and leveled to improve stability and restore proper support.
New insulation was installed in repaired areas to improve comfort and energy efficiency.
Air Sealing and Pest Exclusion
To improve the home’s building envelope, we performed full perimeter air sealing throughout the basement.
