Case Study: Foundation Wall Repair and Waterproofing in Flushing, NY
Repaired and waterproofed foundation wall in Flushing NY with restored masonry, replaced cinder blocks, and waterproofing cement application.

The Problem

A homeowner in Flushing, NY contacted Zavza Seal after noticing signs of foundation deterioration and water intrusion along the east side of the home’s foundation. Several sections of the foundation wall had weakened over time due to moisture exposure, aging masonry, and deteriorated cinder blocks.

The problem extended along approximately 27 linear feet of foundation wall. The affected area included the east foundation wall, a section of the front north foundation wall, and additional wall sections that showed signs of structural wear.

In addition to the foundation issues, there were visible gaps and damaged mortar joints on the exterior facade at the northeast corner of the house. These openings were allowing water to penetrate the masonry, increasing the risk of further deterioration and interior moisture problems.

The homeowner needed a long-term solution that would restore structural integrity while protecting the property from future water intrusion.

Our Solution

After a detailed inspection, the Zavza Seal team developed a comprehensive foundation repair and waterproofing plan.

To ensure the stability of the structure during repairs, temporary support systems were installed throughout the work area.

Our team then:

  • Ground the entire repair area to remove loose materials and contaminants.
  • Chipped away all weak and damaged sections of masonry.
  • Removed and replaced severely deteriorated cinder blocks.
  • Installed new cinder blocks filled with high-strength concrete for added structural support.
  • Applied a layer of 6,500 PSI structural repair mortar across the repaired wall surfaces.
  • Installed reinforced fibermesh where additional reinforcement was needed.
  • Applied a second layer of structural mortar to create a smooth and durable finish.
  • Finished the repair with a coating of 6,000 PSI waterproofing cement to help protect the foundation from moisture penetration.

At the northeast corner facade, our team:

  • Removed deteriorated mortar joints.
  • Repointed the masonry using new mortar.
  • Sealed vulnerable areas to prevent water intrusion.
  • Applied waterproofing protection to strengthen the exterior facade.

Once all repairs were completed, the temporary supports were removed and the entire work area was cleaned and left broom-swept.

The Result

The foundation wall was successfully restored and reinforced, providing improved structural stability for the home. The replacement of damaged blocks and the installation of high-strength repair materials addressed the underlying deterioration issues while creating a stronger foundation system.

The repointing and waterproofing work at the facade eliminated pathways for water intrusion, helping protect both the exterior masonry and interior living spaces from future moisture damage.

The homeowner now has a stronger, more durable, and better-protected foundation that is prepared to withstand years of exposure to weather and groundwater conditions.

Foundation walls are responsible for supporting the entire structure of a home. When masonry begins to deteriorate, small cracks and weakened blocks can eventually lead to larger structural issues and costly repairs. Combining structural restoration with waterproofing helps protect the home from both physical damage and moisture-related problems.
