The Problem

A homeowner in Brooklyn was experiencing ongoing water intrusion affecting the basement, backyard, and backyard patio areas.

Water stains and moisture damage had become a growing concern, but the exact source of the problem was unclear. Several potential entry points were visible throughout the property, including the elevated tile deck, stucco wall transitions, patio assembly, and drainage areas.

Using detailed inspections, moisture analysis, and investigative techniques, we discovered several construction and waterproofing defects that were allowing water to penetrate the building envelope.

Our findings revealed:

  • Improper pitch on sections of the tile deck.
  • Failed waterproofing transitions between the deck and adjacent walls.
  • Deteriorated sealants and flashing components.
  • Poor workmanship in critical waterproofing areas.
  • A backyard patio that was pitched toward the house instead of away from it.
  • Drainage conditions that directed water toward the structure rather than safely away from it.

These issues combined to create multiple pathways for water intrusion.

Our Solution

After identifying the root causes, our team developed a comprehensive waterproofing and drainage correction plan.

Glass Wall Removal and Waterproofing Repairs

To gain access to critical waterproofing transition areas, we carefully removed and temporarily set aside approximately 14 feet 8 inches of the existing glass wall system.

We then:

  • Removed and reset the drip edge flashing.
  • Applied new waterproof sealants at the tile deck and stucco wall transitions.
  • Sealed wall and stair transition areas leading into the backyard.
  • Installed backer rod and high-performance polyurethane sealant matched to the existing stucco finish.
  • Removed deteriorated stucco header sections above the transition areas.
  • Installed new waterproofed stucco components to create a durable weather barrier.

Tile Deck Drainage Correction

Further investigation showed that portions of the tile deck were not directing water toward the drainage system.

To correct this issue, our team:

  • Removed selected tile sections to expose the underlying assembly.
  • Modified the substrate and waterproofing transition areas.
  • Reinstalled the tile with the proper slope toward the patio drain.
  • Ensured water would flow efficiently away from the structure.

Backyard Patio Reconstruction

The backyard patio presented one of the largest drainage concerns.

The original installation had been built with a reverse pitch that directed rainwater toward the home.

To permanently correct the issue, we:

  • Removed and disposed of the existing patio assembly.
  • Excavated the area to establish proper elevations.
  • Installed a compacted 3/4-inch bluestone base.
  • Used commercial-grade compaction equipment to create a stable foundation.
  • Installed a new setting bed and vapor protection materials.
  • Reinstalled the homeowner’s tile with proper alignment and drainage pitch.

Every component of the new patio system was designed to move water away from the home and toward designated drainage points.

The Result

After the repairs were completed, the property had a fully restored waterproofing system and significantly improved drainage performance.

The corrected tile deck transitions, upgraded sealants, reconstructed patio assembly, and proper drainage slopes eliminated the conditions that had been contributing to water intrusion.

The homeowner now has:
