The Problem
A commercial property owner in Woodside, NY noticed an area of asphalt that was beginning to sink. The surface showed signs of settlement, indicating that the ground underneath was no longer providing proper support.
After evaluating the site, our team determined that a sinkhole had formed beneath the asphalt. The problem was caused by underground voids that had gradually increased in size over time. As the supporting soil disappeared, the asphalt above began to settle.
If left untreated, the affected area could continue to sink, creating safety hazards and leading to more extensive damage to the pavement.
The property owner contacted Zavza Seal to stabilize the area and restore the asphalt before the problem became worse.
Our Solution
To permanently address the settlement issue, our team developed a repair plan focused on rebuilding the ground support beneath the asphalt.
We began by cutting and removing approximately 40 square feet of asphalt in the affected area. This allowed us to access the voids below and properly rebuild the damaged section.
Once the area was exposed, we added suitable fill materials, including soil, RCA, and gravel where necessary. These materials were installed in layers and compacted thoroughly after each application using commercial-grade compaction equipment.
Proper compaction was a critical part of the repair because it helped create a stable foundation capable of supporting the asphalt surface for years to come.
Our scope of work included:
- Cutting and removing damaged asphalt
- Accessing and repairing the sinkhole area
- Adding soil, RCA, and gravel as needed
- Compacting each layer with a heavy-duty commercial compactor
- Rebuilding the supporting base beneath the pavement
- Installing new asphalt to restore the surface
The Result
The sinkhole was successfully repaired, and the underground voids were properly filled and stabilized.
The newly compacted base restored support beneath the pavement, helping prevent future settlement and extending the life of the asphalt surface.
After the repair was completed, new asphalt was installed to create a smooth, safe, and durable finished surface that blended with the surrounding area.
The property owner now has confidence that the pavement is properly supported and protected against further sinking.
Why Sinkholes Under Asphalt Should Not Be Ignored
Sinkholes beneath asphalt often begin as small voids that slowly grow larger due to soil movement, drainage issues, or erosion. As the void expands, the pavement loses support and begins to settle.
Repairing the problem early helps prevent larger failures, reduces long-term repair costs, and protects pedestrians and vehicles from potential hazards.
