Problem
A homeowner in Massapequa contacted Zavza Seal after noticing ongoing water problems around their basement foundation. An old basement window had become a weak point where moisture could enter during heavy rain. The property also had foundation cracks and poorly protected window openings that increased the risk of water intrusion.
Our inspection found three issues that needed to be addressed. The unused basement window needed to be permanently sealed, two window openings required proper drainage protection, and a large exterior foundation crack had to be repaired before it allowed more water to enter the basement.

Our Solution
Our team developed a complete waterproofing solution that addressed every source of water intrusion instead of treating only the visible symptoms.
1. Permanent Window Closure
We removed the existing basement window and permanently closed the opening using concrete masonry blocks. The new block wall was securely tied into the existing foundation to create a strong, seamless repair.
To help keep water away from the foundation, we pitched the repaired surface so rainwater would drain away instead of collecting against the wall. We then waterproofed and sealed the entire area to create a long-lasting moisture barrier.
2. Installation of Two Window Wells
To better protect the remaining basement windows, we excavated around each opening and installed two galvanized steel window wells.
Each window well included a self-contained drainage system using clean gravel and drainage stone. This allows rainwater to drain safely below grade instead of collecting around the windows.
The window wells were securely fastened to the foundation wall and professionally sealed to help prevent future leaks.
3. Exterior Structural Crack Repair
Our crew excavated alongside the foundation to expose a structural crack measuring approximately 6 feet 5 inches deep.
After cleaning and preparing the damaged area, we repaired the crack using high-strength 6,500 PSI repair mortar.
To strengthen the repair and improve waterproofing performance, we installed reinforced fiberglass mesh between two coats of waterproofing cement. Finally, we applied a heavy layer of liquid rubber waterproofing membrane over the repaired section before backfilling and compacting the soil.
This multi-layer repair helps keep groundwater from entering through the foundation while reinforcing the repaired wall.
