The Problem:
A homeowner in Sag Harbor, NY needed additional repairs to the interior foundation.
The inspection identified three foundation cracks that required repair:
- One structural foundation crack measuring approximately 7 linear feet
- One structural foundation crack measuring approximately 4 linear feet
- One additional foundation crack measuring approximately 6 linear feet
There were also two wall penetrations left behind after a former oil tank was removed.
These openings and cracks needed to be properly prepared and sealed to help prevent water from entering through the foundation.
The repair also needed to address the surrounding masonry, including areas with dirt, efflorescence, and deteriorated material.
The Solution:
The Zavza Seal team repaired the foundation cracks and former oil tank penetrations using a combination of crack preparation, injection materials, high-strength repair mortar, and reinforced waterproofing.
Foundation Crack Preparation
The three cracks were first chased and ground using diamond blades.
This removed loose and deteriorated material, efflorescence, dirt, and other contaminants from the cracks.
The goal was to expose sound masonry and create a clean surface for the repair materials.
Where needed, the affected areas were drilled to allow the injection materials to reach the points of penetration.
Foundation Crack Injection
The points where water could penetrate the foundation were injected using urethane and epoxy formulations, depending on the conditions found at each repair area.
This allowed the team to address the cracks below the surface rather than simply covering the visible portion of the crack.
Foundation cracks can be one pathway for moisture to enter a home. The U.S. Environmental Protection Agency identifies foundation cracks that leak water and signs of seepage or wicking as common moisture problems that should be addressed.
Former Oil Tank Penetration Repair
The project also included two abandoned wall penetrations left after the removal of a former oil tank.
The team removed loose and deteriorated material from both openings.
The penetrations were then filled and permanently sealed using high-strength waterproof repair mortar.
This closed the unused openings and helped reduce potential paths for moisture intrusion.
Reinforced Waterproofing
After the cracks and penetrations were repaired, Zavza Seal applied a coat of 6,000 PSI waterproofing cement over the repaired areas.
A 4.5 oz fiberglass reinforcing mesh was embedded into the first coat.
A second coat of 6,000 PSI waterproofing cement was then applied over the mesh.
This created a reinforced waterproofing layer across the repaired areas.
The combination of crack injection, mortar repair, reinforcing mesh, and waterproofing cement provided a complete repair rather than simply covering the visible cracks.
Clean Work Area
Once the repairs were completed, repair-related debris was removed and the work area was left clean.
Mold Assessment Referral
As an additional service, Zavza Seal provided a courtesy referral to a New York State-certified mold assessment contractor for a comprehensive mold inspection of the residence.
The mold assessment contractor was independent of Zavza Seal and would work directly with the homeowner under a separate agreement and estimate.
This distinction is important because foundation moisture and indoor mold concerns can be related. The EPA explains that controlling moisture is a key part of controlling indoor mold and recommends fixing the source of water problems.
The Result:
The Sag Harbor foundation received repairs at three separate cracks and two former oil tank penetrations.
The cracks were cleaned, prepared, and injected where required. The abandoned oil tank openings were filled with high-strength repair mortar.
The repaired areas were then reinforced with fiberglass mesh and covered with two coats of high-strength waterproofing cement.
The work addressed multiple potential paths for moisture entry while also strengthening and waterproofing the repaired areas.
Why Foundation Crack Repair Matters?
Foundation cracks can allow water to enter a basement or other interior space. Moisture can also lead to efflorescence, damp surfaces, and other signs of water intrusion.
The EPA recommends fixing leaks and seepage and controlling moisture at the source. It also notes that water can enter homes through foundations and basement floors. US EPA
For this reason, repairing the crack itself is only part of the process. Proper surface preparation and waterproofing can also be important when dealing with foundation moisture.
