The Problem:
A home in Stony Brook, NY had several areas that needed foundation and waterproofing repairs.
Two structural cracks were found in the crawlspace foundation wall. Each crack was approximately 24 inches long and extended down toward the crawlspace slab.
Water intrusion was also occurring along the bottom of the basement foundation wall. The wall and floor joint needed to be properly sealed to help prevent water from entering through the connection.
The home also had an aging air conditioner pad that needed to be replaced with a new concrete foundation.
The Solution:
Zavza Seal addressed the different problems with targeted foundation repair and waterproofing methods.
Crawlspace Foundation Wall Crack Repair
At the exterior side of the crawlspace foundation wall, our team opened up and repaired two structural cracks, each approximately 24 inches long.
We applied Basecrete waterproofing cement reinforced with 4.5 oz fiberglass mesh to strengthen and waterproof the repaired areas. The material was troweled to a smooth finish.
We also waterproofed three sides of a concrete block wall in the basement storage area beneath the patio slab. The affected area measured approximately 4 feet by 4 feet.
Basement Foundation Wall Waterproofing
The second major issue was water intrusion along the bottom of the basement foundation wall.
Our team removed the wall panel below the window to expose the foundation wall and floor joint.
We then prepared the joint by grinding approximately 3 inches vertically on the foundation wall and 3 inches horizontally along the concrete floor.
A 4.5 oz mesh-reinforced Basecrete waterproofing cement was applied along the full 12-foot section.
We also applied RadonSeal masonry sealer to the exposed concrete block wall to provide additional protection.
After the waterproofing work was completed, the wall panel and sill were reinstalled.
New Air Conditioner Pad
The existing air conditioner pad was replaced with a new 4-inch-thick concrete pad inside the existing Belgian block border.
Drainage weeps were also cut into the mortar joint at the front edge of the Belgian block. This allowed water to drain away from the new concrete pad rather than becoming trapped around it.
The Result:
The project addressed foundation cracks, basement water intrusion, and the deteriorated air conditioner pad in one coordinated repair.
The crawlspace cracks were repaired and reinforced, while the basement foundation wall and floor joint received a new waterproofing system. The exposed block wall was also sealed, and the air conditioner received a new concrete base with drainage provisions.
The result was a more protected foundation system and improved water resistance in the affected areas of the home.
Why Foundation Waterproofing Matters?
Water can enter a basement or crawlspace through foundation cracks, masonry joints, and the connection between the foundation wall and floor.
Addressing these areas early can help reduce continued water intrusion and protect finished areas and belongings inside the home.
For homes in Stony Brook, Long Island, and surrounding areas, professional foundation waterproofing can help address water entry at vulnerable points before it becomes a larger problem.
