Case Study: Foundation Crack Repair and Waterproofing in Dix Hills, NY
Foundation crack repair and basement waterproofing in Dix Hills NY

Project Overview:

Zavza Seal addressed water intrusion and foundation wall cracks in a basement in Dix Hills, NY. The work included waterproofing an interior corner joint, repairing foundation cracks, reinforcing structural separations, and improving drainage in the window wells.

The Problem:

Water was entering the basement through the inside corner joint of the foundation wall. The basement also had four cracks that were found to be structural separations requiring more than a standard crack repair.

Some areas of the foundation wall had rough patches from previous repairs, with cracks still visible through the patched surfaces. The joint around a waste pipe passing through the wall also needed waterproofing. In addition, the window wells needed cleaning and fresh gravel to improve drainage.

Our Solution:

Foundation Crack Repair and Structural Reinforcement

Zavza Seal found that the four foundation cracks were separations that required reinforcement. The team proposed cleaning the cracks, filling them with high-strength mortar, and installing carbon fiber stitches at 12-inch intervals to help hold the separated sections together.

The repaired areas would then receive two coats of Basecrete waterproofing cement with reinforced 4.5-ounce fiberglass mesh to help seal the cracks and protect the surface.

Three additional cracks were also identified that would require the same reinforcement method at an additional cost.

Basement Corner Joint Waterproofing

To address water intrusion at the inside corner of the foundation wall, the team proposed removing loose material from the joint and drilling injection points every six inches along approximately five linear feet of the below-grade joint.

Urethane and epoxy formulations would be injected through the full depth of the joint. The area would then be covered with two layers of Basecrete waterproofing cement, with reinforced fiberglass mesh between the layers.

Foundation Wall Surface Repairs

Existing rough patches would be ground smooth to prepare the foundation wall for future painting. A Loctite white coating would be applied as a primer.

Areas where cracks showed through previous patches would also receive reinforced Basecrete waterproofing cement to help reduce further cracking.

The joint around the waste pipe passing through the foundation wall would be cleaned and waterproofed as part of the work.

Window Well Drainage

The team also included cleaning the existing window wells and removing debris. Fresh gravel would be installed in approximately four window wells, along with a self-contained drainage setup in one window well at no additional charge.

The Result:

The proposed repairs address both water intrusion and structural separation in the basement foundation wall. Carbon fiber stitches provide reinforcement across the separated cracks, while epoxy and urethane injections and Basecrete waterproofing materials help seal vulnerable areas.

The window well work also addresses drainage around the basement. Together, these measures are designed to help protect the foundation and reduce the risk of further water intrusion.

Foundation Crack Repair in Dix Hills, NY

Foundation cracks can allow water into a basement and may indicate movement or separation in the wall. The right repair depends on the type and severity of the crack. While some cracks can be sealed with injection materials, structural separations may require additional reinforcement.

Zavza Seal provides foundation crack repair and basement waterproofing services across Long Island and New York City.
