Case Study: Floor Structural Repair and Subfloor Replacement in Floral Park, NY
Structural floor repair with reinforced floor joists and new subfloor installation in Floral Park NY

Project Overview:

Zavza Seal planned a two-phase floor repair project in Floral Park, NY, to address uneven flooring and improve the support beneath it. The project covered three rooms and two small hallways, with work focused on removing the existing flooring, inspecting the structure, and developing a plan to strengthen and level the floor.

The Problem:

The floor structure had uneven joists that needed additional support and stabilization. Before repairs could be planned accurately, the existing flooring and subfloor had to be removed so the underlying structure could be inspected.

The project also called for moisture protection beneath the floor to help protect the wooden joists and subfloor from ground moisture.

The Solution:

Zavza Seal proposed completing the work in two phases to support a more accurate assessment and pricing process.

Phase I: Flooring and Subfloor Removal

The first phase covered three rooms measuring approximately 20 by 11 feet, 12 by 11 feet, and 17 by 11 feet, along with two small hallways totaling about 40 square feet.

The work included removing the wooden base moldings, existing flooring, and subflooring. The removed materials would remain on site because some of the wood might be useful during the second phase.

After exposing the floor structure, the team would inspect its condition and prepare a detailed written estimate for the structural repairs.

Phase II: Floor Support and Structural Repairs

The second phase focused on improving the strength and level of the floor structure.

A vapor barrier membrane would be installed over the soil beneath the floor joists to help limit ground moisture and reduce the movement of soil gases into the living space.

New concrete footings would provide support for posts and 2-by-8-inch girders. These supports would help stabilize the existing joists where needed.

Because the joists had significant differences in height, the higher areas would be planed and shaved to help level the floor. The joists would also be reinforced with new 2-by-6-inch sister joists to improve strength and stability.

Simpson Strong-Tie connectors would be installed to strengthen connections between the joists and the existing structure, as well as between the joists and the new posts and girders.

Finally, a new subfloor would be installed using both adhesive and mechanical fasteners to create a secure base for the finished flooring.

The Expected Result:

The planned repairs were intended to create a stronger, more stable, and more level floor. New footings, posts, girders, and reinforced joists would provide additional support, while the vapor barrier would help protect the floor structure from ground moisture.

The new subfloor would provide a solid base for the next stage of the flooring work.
