The Problem

A homeowner in Brooklyn, NY was dealing with drainage issues in their back patio area. The existing storm channel was not in the best location to manage water properly, which increased the risk of water collecting near the home’s foundation.

Poor drainage around a home’s exterior can lead to soil erosion, standing water, and moisture problems over time. In this case, the yard needed better grading and an improved drainage system to move water safely away from the house.

Our team inspected the property and developed a plan to improve water flow and protect the home’s exterior.

Our Solution

At Zavza Seal, we know that effective drainage starts with understanding how water moves around a property. For this project, we focused on relocating the storm channel, improving the grading of the yard, and building a retaining wall for additional support.

Storm Channel Improvements

The first step was to inspect the existing storm channel pipes. If mud or debris was found inside the pipes, they would be removed and thoroughly cleaned to restore proper water flow.

Our team then relocated the storm channel to the back of the yard near the drywell. Moving the storm channel to a better location allows rainwater to drain more efficiently and reduces the chances of water collecting near the house.

To improve drainage even further, we:

• Graded a strip of soil approximately 4 to 5 feet wide adjacent to the storm channel to create the proper slope.
• Installed a soil separator and gravel to help prevent dirt from entering the drainage system.
• Installed a storm channel grate with a filter underneath to keep debris from clogging the system.

These improvements help ensure that water can flow freely into the storm channel during heavy rainfall.

Yard Grading

Proper grading plays an important role in protecting a home’s foundation. Water should always flow away from the house rather than toward it.

For this project, our team graded the soil throughout the back patio area so that water would naturally move toward the newly relocated storm channel. Excess soil was removed and hauled away to maintain the proper slope and improve drainage across the yard.

Retaining Wall Installation

To complete the project, we constructed a retaining wall near the existing concrete slab where the original storm channel was located.

The retaining wall helps stabilize the surrounding soil and creates a clean transition between the graded areas of the yard. It also provides long-term support for the drainage improvements made during the project.
