Case Study: Basement Foundation Crack Repair in Queens, NY

Overview

Our team at Zavza Seal completed a basement foundation repair project in Queens, NY. The job involved fixing five structural cracks, each about 7 feet long. The goal was to stop water leaks, strengthen the foundation, and protect the home for the long term.

The Problem

The homeowner noticed water coming into the basement through visible cracks in the foundation walls. Over time, these cracks had grown and allowed moisture to pass through.

There were four cracks on the main basement walls and one additional crack on the south wall between two homes. These were structural cracks, not just surface damage. This meant the problem could get worse if not treated properly.

Water intrusion can lead to mold, damage to walls, and poor air quality inside the home. The homeowner needed a strong and lasting solution.

The Solution

We followed a step by step process to repair and waterproof each crack.

First, we prepared the surface by grinding both sides of each crack. This removed dirt, loose material, and efflorescence, and exposed clean concrete. A clean surface is important for proper bonding.

Next, we drilled small holes along each crack at regular 6 inch intervals. These holes were used to install injection ports from top to bottom.

We then injected a mix of urethane and epoxy into the cracks. This step is key because it fills the entire void inside the wall and creates a waterproof seal. The urethane helps block water, while the epoxy adds strength and stability.

After the injection was complete, we applied a layer of Basecrete waterproofing cement over the repaired area. We then installed a reinforced 4.5 oz fiberglass mesh to add extra strength. Finally, we applied a second layer of Basecrete to fully seal and protect the surface.

This full system not only repairs the cracks but also creates a strong waterproof barrier.

Materials and Benefits

We used a combination of urethane, epoxy, and Basecrete waterproofing products. These materials work together to stop water and strengthen the wall.

The system helps prevent future leaks and protects the foundation from further damage. It also improves the overall durability of the basement walls.

The homeowner now has a long term solution backed by a 30 year warranty, which guarantees that water will not pass through the repaired cracks.

The Result

After the repair, the basement was fully sealed where the cracks were located. Water intrusion was stopped, and the structure of the wall was stabilized.
