Initial Site Evaluation

On May 2, 2025, our team conducted a detailed inspection at the property. The basement showed multiple risk points for water seepage and concrete exposure damage, including:

• Corrugated steel sheathing over top wall joints
• Sheetrock-covered wall junctions with signs of moisture
• Open cavities at transitions between steel framing and concrete
  

The proposed solution had to be robust enough to meet both structural and moisture protection needs—and qualify for Zavza Seal’s extended 40-year warranty.

Scope of Work

Subject Area A – Corrugated Steel Wall/Ceiling Joint (20 Linear Feet)

• Removed top framing plate and a 6″ strip of galvanized corrugated steel sheathing
• Ground surface using diamond blades to expose clean concrete
• Applied a triple-layered waterproofing system:
  
  • 6,000 PSI Portland cement base coat
  • 3,800 PSI waterproofing mortar
  • 7,000 PSI waterproofing cement (two coats)
    
• Reinforced the area with 4.5 oz fiberglass mesh between cement layers for added tensile strength
  

Subject Area B – Sheetrock-Covered Wall/Ceiling Joint (7 Linear Feet)

• Removed top framing plate and all sheetrock covering the joint
• Prepared bare concrete through grinding and surface cleaning
• Installed the same layered waterproofing system as Area A
• Reinforced with fibermesh to ensure durability and performance
• Resulted in enhanced structural integrity, enabling a 40-year workmanship/material warranty
  

Subject Area C – Penetrations Between Steel and Concrete

• Sealed visible cavities using hydraulic cement mix
• Drilled around cavity perimeters with diamond bits
• Injected epoxy and urethane foams to boost structural PSI and achieve hermetic, long-term waterproofing
