The Problem

The homeowner had been dealing with basement water issues for years. After inspecting the property, our team found that the existing French drain system had been poorly designed and was no longer working properly.

Instead of correcting the original problem, previous repairs only helped the system continue operating through regular maintenance. As time passed, the homeowner faced repeated cleaning, repairs, and the risk of water entering the basement during heavy rain.

The crawl space also contained rusted lally columns that were no longer providing the level of structural support the home needed.

Our Solution

Our team removed the old drainage system and installed a completely new interior French drain around approximately 120 linear feet of the basement perimeter.

We began by steel brushing the rubble foundation walls to remove loose materials and prepare the surface. Next, we carefully cut the basement floor with diamond blades before removing and disposing of the old French drain system.

After excavating down to the foundation footing, we installed a gravel base covered with a soil separator fabric. A new 4 inch perforated drain pipe wrapped in soil separator was then installed and pitched toward the existing sump pump basin from every direction. Since the sump pumps were still operating properly, they remained in place as part of the new drainage system.

To improve water management along the foundation walls, we installed a heavy duty Delta waterproofing membrane. The dimpled high density polyethylene membrane creates an air gap that directs water safely down into the drainage system while helping protect the basement walls from moisture.

Once the new drainage system was complete, we covered it with high strength 4,000 PSI concrete to restore the basement floor. We also removed the existing storm channel and finished the area with durable high strength cement.

As part of the optional work requested by the homeowner, we strengthened the crawl space by temporarily supporting the structure while removing the old rusted lally columns. We installed seven new 4 inch concrete filled steel columns with steel plates secured at both the top and bottom. Each column was factory primed with rust inhibitive paint to provide long lasting structural support.

The Result

The homeowner now has a permanent basement waterproofing system that no longer depends on frequent maintenance. The new French drain efficiently collects groundwater and directs it to the existing sump pumps, helping keep the basement dry throughout the year.

The upgraded waterproofing membrane adds another layer of protection by directing moisture into the drainage system before it reaches the basement floor. The newly installed steel support columns also provide stronger structural support for the home, giving the homeowner added peace of mind.
