The Problem: Water Intrusion in Multiple Basement Areas
A Brooklyn, NY homeowner contacted Zavza Seal after noticing signs of water intrusion in different areas of the basement.
During the initial inspection, our Senior Estimator and Project Manager found evidence of moisture in several locations. Some signs appeared to be from previous water events, while other areas showed signs of current water intrusion.
The main challenge was that the visible water did not clearly show where it was entering the home.
Water can travel through foundation walls, cracks, joints and other concealed areas before becoming visible inside a basement. Because of this, repairing only the areas where water appears can sometimes leave the actual source untreated.
Rather than recommend a waterproofing system based on assumptions, our team determined that further investigation was needed.
The Solution: Exploratory Basement Investigation
Zavza Seal recommended an exploratory investigation to identify the actual sources of water intrusion before developing a permanent repair plan.
This approach allowed our team to gather more information about the basement, foundation and surrounding conditions. It also helped avoid recommending unnecessary work based on conditions that had not yet been confirmed.
Documenting the Existing Conditions
Our team documented the affected areas with photos and video.
This created a record of the visible water intrusion and helped the project manager compare different areas of the basement during the investigation.
Inspecting the Foundation Wall
The foundation wall was inspected and probed to look for possible pathways where water could enter.
Where necessary, small sections of drywall could be opened to inspect concealed areas behind the finished wall.
This is important because moisture damage can sometimes remain hidden until the wall covering is removed.
Moisture and Infrared Testing
The investigation could also include moisture measurements and infrared analysis to identify areas with elevated moisture or temperature differences that may indicate hidden moisture.
These tools provided additional information that could not be obtained through a visual inspection alone.
Evaluating the Basement and Surrounding Areas
Our team also took measurements of the affected basement areas and evaluated the surrounding conditions.
Understanding the layout of the basement and conditions around the foundation helped the team trace possible paths for water movement.
Where appropriate, water testing could also be performed to help identify how and where water was entering the structure.
The Result: A Better Understanding of the Water Problem
The purpose of this project was to find the source of the water intrusion before recommending a permanent waterproofing solution.
Once the exploratory investigation was completed, the Project Manager could review the findings with the homeowner and use the information gathered to develop a detailed repair plan.
The final recommendations were intended to identify:
- The specific locations where water was entering the basement
- The likely cause of each water intrusion
- The appropriate repair method for each condition
- The most practical and efficient waterproofing approach
This investigation-first process helped ensure that the recommended work was based on actual site conditions rather than guesses.
Why Investigating Basement Water Intrusion Matters
Seeing water on a basement floor or wall does not always tell you where the problem started.
Water can move through masonry and other building materials before appearing inside the basement. A visible leak may therefore be several feet away from the actual entry point.
For Brooklyn homeowners, identifying the source before starting waterproofing work can help prevent unnecessary repairs and make sure the chosen solution addresses the underlying problem.
At Zavza Seal, we investigate the conditions first when the source of water intrusion is not clear. We then use our findings to develop a practical repair plan.
